Brisbane | High-end Residential & Mixed-Use ProjectsA rare and exciting opportunity for an experienced Tier 1 or Tier 2 construction professional to step into a client-side role with a reputable private developer delivering some of Brisbane's most design-led, high-quality residential and mixed-use projects.This role is ideally suited to a Senior Project Manager, Construction Manager or Project Director from a head contractor background who is ready to move to the developer side and take a lead role across the full project lifecycle, from feasibility and design through to completion and handover.About the RoleAs Senior Construction Manager, you'll take full responsibility for the construction and design delivery of multiple projects across the Queensland portfolio, ensuring each development is commercially successful, program-compliant, and executed to the highest standard.Working closely with internal development and delivery teams, external consultants, and construction partners, you will be accountable for ensuring the project vision is translated into efficient, buildable outcomes.Key ResponsibilitiesPre-Construction & Design ManagementProvide construction input into feasibility assessments and concept design for potential acquisitions.Collaborate with the development team to brief, appoint, and manage consultants.Lead design development meetings, ensuring all parties are aligned with project brief, program, and budget.Drive value management initiatives to improve buildability, efficiency, and cost outcomes early in the design process.Ensure the timely delivery of documentation to meet authority approvals and construction milestones.Construction ManagementLead the builder tender process, preparing detailed scopes of work and conducting assessments of builder capabilities, systems, and compliance.Manage the construction phase with a focus on safety, quality, program, and cost adherence.Oversee compliance with the head contract and project delivery requirements.Act as client representative during site meetings, proactively resolving design or construction issues.Monitor and support third-party project managers or superintendents engaged on behalf of the business.Manage project completion and handover including Occupation Certificates, defect rectification, warranties, and final documentation.Attend to any post-completion defect issues across completed assets, ensuring builder accountability and resolution.Ideal CandidateBackground in Tier 1 or Tier 2 head contracting, ideally with experience delivering high-rise residential, mixed-use or complex commercial projects valued over $30M.Strong technical construction knowledge with the ability to challenge design, drive value, and resolve complex site issues.Confident managing stakeholders including consultants, builders, and internal teams.Familiar with end-to-end development lifecycle and motivated to bring a builder's mindset to the developer side.Degree qualified in Construction Management, Engineering or a related field.Strong communication, negotiation, and commercial acumen.Why Make the Move Client-Side?
