About the Role
The Acquisition Manager will play a key role in identifying and acquiring sites by conducting thorough site assessments and financial analysis.
The Acquisition Manager will demonstrate strong commercial acumen, a deep understanding of the sales market and sales rates within the North and South West Growth Centers, and a proactive approach to extracting value from all sites.
Working closely with the Head of Acquisitions, the Manager will assist in analysing, shortlisting, and managing the due diligence process for potential sites in line with Castle Group's Acquisition Goals.
The role is fluid and may require ongoing management and delivery of projects from acquisition to completion.
Responsibilities
Create detailed analysis and shortlist potential site opportunities for acquisition.
Conduct comprehensive due diligence on new site opportunities, coordinating with internal teams, external stakeholders, and consultants.
Prepare feasibility studies, undertake sales analysis, and develop cash flow models to assess the viability of potential deals.
Demonstrate strong knowledge of sales rates and market trends within the North and South West Growth Centers to inform acquisition strategies.
Analyse market data to guide product placement, sales strategies, and pricing.
Collaborate in deal structuring activities, providing support and input.
Assess the highest and best use for each site to extract maximum value, considering rezoning opportunities, development potential, and market demand.
Contribute to strategic planning assessments to identify potential rezoning opportunities.
Stay up-to-date with market trends, regulatory changes, and industry developments related to land acquisition.
Prepare reports, presentations, and other documentation as required.
Essential Skills and Experience
6+ years' experience managing residential land subdivisions.
Strong commercial acumen with a focus on extracting value from all sites
Knowledge of the residential sales market, including buyer demand, pricing, and absorption rates.
In-depth knowledge of planning and development approvals process.
Experience in real estate acquisitions and/or residential development
Strong analytical skills and experience in conducting due diligence and feasibility studies.
Knowledge of Estate Master feasibility software.
Advanced knowledge of financial principles and feasibility studies
Proficient in financial modelling and cash flow analysis.
Knowledge of market trends, regulatory requirements, and industry developments.
Excellent organizational, communication, and relationship-building skills.
Ability to lead and coordinate teams effectively.
Education
Tertiary qualification(s) in property and/or related discipline, including civil engineering, town planning, architecture or property economics.
