About the Role
The Asset Manager is to oversee and manage key properties to maximise their value and investment returns. This role involves strategic planning, financial analysis, and operational oversight to ensure properties are performing optimally. The Asset Manager will ensure that property value is maximised through the implementation of effective management and improvement strategies across the following key areas:
**Financial Performance**: Conduct financial analysis and market studies to ensure properties are generating the highest possible returns and that operating capital plans are well managed.
**Operational Oversight**: Manage day-to-day operations in partnership with our service providers, ensuring properties are well-maintained and present as an attractive destination for our staff.
**Investment Strategy**: Advise on property acquisitions and dispositions, ensuring alignment with the overall investment strategy.
**Risk Management**: Identify and mitigate risks associated with property investments and operations and capital improvements
**Reporting and Compliance**: Prepare regular reports on property performance and ensure compliance with relevant regulations and standards.

What will your day look like?
**As an Asset Manager, you will**:
- Plan for and deliver all property requirements for a portfolio of properties, including management of the relationship with key stakeholders with respect to, strategic planning, acquisition/disposition, design, capital investment program management, performance manage & guide operational management as provided by outsourced provider(s).
- Support and enable local business vision/direction whilst delivering Group Property global service obligations. In so doing recognise all legislative, global and ANZ end-customer requirements.
- Ensure property processes reflect ANZ requirements, and deliver expected business outcomes
- Performance manage & guide property management services as provided by outsourced property partners
- Ensure that property's contribution to environmental sustainability targets are met.
- Manage the budget planning cycle and provide insights for cost management improvements and efficiencies
- Manage property service provider(s) to actively seek out and implement opportunities to sustainably reduce run rates & business cost
- Encourage an environment that supports teamwork, cooperation, performance excellence and personal success.
- Work collaboratively with Customers, BU Clients, & manage property management service providers to ensure retail business & customer accommodation & services expectations are met.

Strong knowledge & understanding of property accounting.
Strong understanding of real estate investment & asset management.
Identification and effective execution of improvements to processes
Strong analytical & problem solving skills, with the ability to produce complex proprietary financial models with a high level of accuracy, flexibility & attention to detail
Building, maintaining and influencing relationships to achieve mutually beneficial outcomes. The selection, prioritisation and management of a portfolio of work in line with its strategic objectives and capacity to deliver. The goal is to balance change initiatives and business-as-usual while optimising return on investment.
Providing advice, recommendations and thought leadership, based on expertise and experience, to address needs.
Translating business requirements into solutions by understanding needs, feasibility and impact.
The practice of initiating, planning, executing, controlling, and embedding an initiative, product, program, campaign or change to achieve a set of objectives or outcomes (for customers, employees, the organisation and/or the market).
