Role overview
We're seeking for a driven and analyticalPortfolio Revenue Managerto own pricing, planning, and performance across a portfolio of short-term rental properties.
This role is all about driving revenue, maximising owner returns, and outperforming the market.
You'll take full ownership of revenue strategy—using data to optimise pricing, forecast performance, and support key decisions.
With a strong focus on reporting and owner satisfaction, this role is central to property success.
It's hands-on, commercially focused, and performance-based, with clear targets reviewed quarterly.
Key Responsibilities & Accountabilities
Pricing Strategy
Develop and maintain dynamic pricing strategies tailored to each property cluster, using market demand, booking trends, and competitor analysis.
Collaborate with dynamic pricing tools (e.g., PriceLabs, Wheelhouse) to configure and fine-tune rule-based strategies.
Implement property-specific Minimum Length of Stay (MLOS), lead time, and last-minute discount strategies.
Maximise revenue for both Alloggio and Owner
100% accountable for the determining aswell as implementing the pricing strategies of the portfolio and thus 100% accountable for the revenue performance of the portfolio they manage.
Planning & Forecasting
Build rolling 12-month revenue forecasts for each cluster, integrating seasonal trends, local events, and occupancy pacing.
Work closely with operational managers to align business plans with revenue targets.
Contribute to annual budget planning through revenue projections and scenario analysis.
Performance Reporting
Deliver weekly, monthly, and quarterly revenue performance reports by property and cluster to internal stakeholders aswell as owners.
Maintain dashboards and trackers highlighting occupancy, ADR, RevPAR, pick-up pace, and variances against budget/forecast.
Identify underperforming properties and initiate corrective strategies.
Collaboration & Stakeholder Engagement
Act as the commercial point of contact for cluster performance reviews with Operations, Marketing, and Owner Relations teams.
Present pricing and performance insights to senior management and property owners.
Provide strategic input to the onboarding process for new properties within your cluster.
Engage with owners on a regular basis discussing performance and pricing strategies.
Monitor competitive set pricing and positioning using market data sources and benchmarking tools.
Stay abreast of industry trends and adjust strategies to maintain competitive advantage.
Who we're looking for:
We're looking for a data-savvy and commercially minded revenue professional with hands-on experience managing pricing and performance across multiple properties.
Minimum 2+ years' experience in revenue management, ideally within short-term rentals, hotels, or multi-property environments
Tertiary qualification in Business, Hospitality, Tourism, or a related field
Strong working knowledge of dynamic pricing platforms (e.g., PriceLabs, Wheelhouse) and revenue management systems
Highly proficient in Excel and comfortable working with dashboards and data visualisation tools such as Power BI
Strong analytical mindset with the ability to interpret performance data and translate insights into action
Excellent stakeholder communication and presentation skills, including the ability to explain pricing rationale and performance results to non-technical audiences
Confident managing clusters with varied locations, seasonality, and performance objectives
Self-starter with strong commercial acumen, attention to detail, and a passion for driving measurable results
