About the role
The Valuer is responsible for delivering accurate, evidence-based valuation assessments and supporting the development team in feasibility, planning, delivery, and settlement of projects. Reporting to the Senior Development Manager, the Valuer applies valuation methodologies to analyse land use, market trends, and financial risk, ensuring projects achieve maximum value within approved budgets, timelines, and regulatory frameworks.
The role spans the entire project lifecycle—feasibility, approvals, delivery, and settlement—providing valuation insights to inform decision-making and stakeholder confidence. The Valuer will engage with consultants, financiers, and internal teams, ensuring valuations reflect best-use principles, market comparable's, and changing cost/market dynamics.
What You'll DoFeasibility & Design
- Conducts research and analysis on land use, zoning, and market conditions to support feasibility and valuation risk assessments.
- Prepares and maintains feasibility and valuation models, ensuring accurate inputs on land values, yields, and comparable's.
- Reviews consultant and planning reports to confirm alignment with highest-and-best-use valuation principles.
- Coordinates engagement of specialist consultants (valuers, QS, town planners, engineers), ensuring defensible outputs.
- Provides valuation summaries and market evidence for DA submissions, stakeholder reporting, and sales strategies.
Planning & Approvals (DA to Tender)
- Updates feasibility and valuation models as design evolves, reflecting cost changes and market benchmarks.
- Incorporates DA consent conditions into valuation risk registers to guide mitigation strategies.
- Prepares valuation reports and updates for PCG packs, funding partners, and internal leadership.
- Supports compliance and statutory reporting relevant to planning and valuation inputs.
Deliver: Construction
- Contributes to valuation reporting for financing and lender drawdowns, including construction progress assessments and forecasted end values.
- Reviews tenders and consultant claims against cost benchmarks and valuation allowances.
- Assists in monitoring construction program progress and cost control to ensure alignment with feasibility models and valuation forecasts.
- Updates project feasibility and valuation models at key milestones, providing analysis for internal leadership and external financiers.
Delivery (Construction Phase)
- Prepares valuation reports to support financing and lender drawdowns.
- Reviews tenders and consultant claims against feasibility allowances and valuation assumptions.
- Monitors construction progress and costs to ensure forecasts remain aligned with feasibility valuations.
- Provides valuation updates at key milestones for financiers and internal decision-making.
Completion & Settlement
- Assists with inspections to identify factors impacting realised value (e.g., quality, market appeal, compliance).
- Supports settlement processes, coordinating valuation inputs for OC documentation and purchaser handover.
- Compiles post-completion valuation analysis to benchmark project performance and inform future developments.
To be considered for the Valuervacancy, you will be required to have:
- Tertiary qualifications in Property Economics, Valuation, or a related property discipline. (Preferably) Certified Practising Valuer (CPV) accreditation or eligibility.
- 1 – 3 years' experience in property industry
- Minimum of 1 years' experience in a similar capacity
- Demonstrated problem solving and multi-tasking experience in a fast-paced environment.
- Proven track record of achieving results through influencing and relationship skills.
- Sound understanding of administration and project management best practice, tools, and techniques.
- Experience and understanding of the development construction industry including design, building and construction. Breath of property knowledge and strong commercial acumen, financial analysis, and feasibility development
- Proven ability to negotiate with multiple internal and external stakeholders.
- Proven understanding of and experience in cost planning, cost control, forecasting and commercial acumen.
- Excellent verbal and written communication skills.
