The leadership team values transparency, accountability, and continuous improvement, and they are now seeking a dynamic Head of Property & Operations to lead the Property Management division through its next phase of growth.

About the Role

Reporting directly to the Directors, the Head of Property & Operations will drive the strategic growth, performance, and operational excellence of the Property Management department, both onsite and offshore.

This role combines hands-on leadership with strategic direction, overseeing all aspects of operations, profitability, service delivery and compliance. You'll work closely with both the local team (1 admin, 2 property managers, 3 field officers) and an established international support team (6-7 team members) who assist with day-to-day functions.

While the department is operating efficiently and well-structured, this role presents the opportunity to build on that foundation, focusing on growth, retention and financial performance.

Key Responsibilities

  • Lead, mentor, and inspire the onsite and offshore Property Management teams to deliver service excellence and foster a cohesive, high-performance culture.
  • Monitor and manage property retention, addressing rental losses and identifying opportunities to improve client satisfaction and performance.
  • Drive rent roll growth through business development, acquisitions, and strategic partnerships.
  • Oversee operational systems, processes, compliance, and trust accounting to ensure efficiency and accuracy.
  • Provide leadership around financial performance, managing budgets, reporting on P&L and identifying improvement areas.
  • Support the Directors in shaping strategic goals and reporting on departmental performance, profitability and growth opportunities.
  • Collaborate with Sales, Projects and other business units to leverage cross-functional opportunities.
  • Attend VCAT and manage complex portfolio or client issues when required.

About You

Ideally, you are a hands-on, people-focused leader with a proven background in property management operations and team development. You balance strong interpersonal skills with commercial acumen, bringing both structure and energy to your team.

Key Requirements:

  • Experience in a similar role which includes people leadership and operational management responsibilities, or a 2IC/assistant role ready for the next step in your property management career.
  • Proven success in business growth, rent roll expansion and strategic planning.
  • Strong people management capability.
  • Financial literacy.
