The role
We are seeking a proactive and experienced Assistant Operations Manager to support the operational performance of Liberty Place, a Premium Grade office complex located in the heart of the Sydney CBD. This role is responsible for assisting in the management and coordination of all trades and contractors, ensuring seamless operations and an exceptional experience for tenants and visitors.
Liberty Place includes the iconic ANZ Tower, Legion House, 167 Castlereagh Street, a vibrant outdoor retail plaza, and a car park. The 42-level ANZ Tower offers breathtaking views of Sydney's harbour and skyline, with dual street frontage linking Castlereagh and Pitt Streets.

What you will be doing
The principal tasks of the role include, but are not limited to:
- Managing contracts and contractor performance within budget.
- Conducting inspections to ensure tenant satisfaction and service quality.
- Coordinating contractors for essential services, ensuring legal and safety compliance.
- Promoting a strong safety culture among staff and contractors.
- Overseeing efficient delivery of property services, fit-outs, and works.
- Prompting action and close work requests.
- Ensuring specialist contractors meet contract terms and service levels.
- Maintaining Planned Preventative Maintenance Systems and key databases.
- Supporting safety, environmental, and liability maintenance initiatives.
- Implementing energy and water efficiency improvements.
- Assisting with budgeting and monthly operational reporting.
- Processing purchase orders, invoices, and procurement reports.
- Ensuring compliance with statutory, certification, and contractor standards.
- Preparing annual safety measures reports and maintain health and safety documentation.
- Reviewing and update risk management and safe work plans.
What makes you stand out
You will have a minimum 3-4 years' operational asset experience required, preferably with trade or engineering qualifications in electrical or mechanical fields. Strong knowledge of Building Codes, Australian Standards, OHS/WHS, legislation, and essential services compliance is essential. Proven ability to manage multiple projects within tight operational and financial deadlines, with solid skills in risk, contract, and contractor management. A customer-focused, proactive approach is crucial, along with excellent communication skills to build strong relationships with clients, senior management, site staff, and contractors.
