About the RoleWe're looking for a Senior Property Manager to head up our Melbourne operations and manage our growing team and portfolio of 150+ properties. This is a pivotal leadership role, reporting directly to the National Operations Manager, where you will:
- Lead, train, and develop Property Managers and Assistant Property Managers
- Oversee property performance, owner satisfaction, and compliance
- Manage cleaning partners, contractors, and operational escalations
- Optimise pricing and occupancy in collaboration with our Revenue Manager
- Represent AirKeeper in key owner relationships, disputes, and tribunal matters
- Drive growth and operational excellence across Victoria
This is a hands-on leadership role where you'll combine strategic oversight with daily operational management to ensure our portfolio thrives and our team feels supported.
Key Responsibilities- Team Leadership: Oversee recruitment, onboarding, training, performance reviews, and team KPIs
- Portfolio Performance: Ensure high occupancy, revenue optimisation, and compliance across properties
- Operational Excellence: Manage onboarding/offboarding, inspections, reporting, and key/stock control
- Owner & Guest Relations: Be the escalation point for complex issues, ensuring fast resolution
- Cleaning Operations: Oversee cleaning partners, approve invoices, and maintain service standards
- Reporting & KPIs: Present monthly performance reports to senior management
- After-Hours Support: Participate in the after-hours/on-call roster on a rotating basis

You are a confident leader with proven experience in short-term rental management and traditional property management operations. You thrive in fast-paced environments, have a passion for delivering exceptional service, and are comfortable being the "go-to" person when challenges arise.
You'll bring:
- 3+ years' experience in property management, hospitality, or short-stay operations
- Current Real Estate Licence
- Proven leadership skills (mentoring, performance management, or team lead experience)
- Strong knowledge of compliance, pricing optimisation, and guest experience best practices
- Excellent communication and problem-solving abilities
- High attention to detail and organisational skills
- Willingness to occasionally travel and participate in after-hours support
- Valid Australian driver's licence and access to a reliable car
