Flynn Group – Pizza Hut Australia & Wendy's ANZ
Shape the future of two iconic global brands - at scale.
About Flynn Group
Flynn Group is the world's largest franchise operator, with a rapidly expanding presence across Australia and New Zealand. We operate two iconic brands - Pizza Hut Australia and Wendy's ANZ - and are committed to delivering strong brand equity, exceptional customer experience and long-term network value through disciplined growth and reinvestment.
This is a rare opportunity to play a pivotal role in shaping the future of our brands. You'll be part of a dynamic leadership team, driving growth and transformation across Australia and New Zealand and redefining our Premier hospitality experience.
The Opportunity
This is a senior leadership position with significant influence on the future shape and scale of our network. As Development Director ANZ, you will be the strategic architect of our property and growth agenda, responsible for translating brand ambitions into high-performing assets across two markets and two of the world's most recognisable restaurant brands.
Reporting directly to the Chief Development Officer, you will partner closely with Operations, Marketing, Finance, and our franchise community. Your remit will span end-to-end development: from market planning and site acquisition, through to design, construction, CapEx management, and portfolio optimisation.
Key Responsibilities
- Property & Portfolio Strategy: Lead the identification and delivery of high-value trade zones. Shape the long-term property roadmap, ensuring the network footprint maximises growth, brand impact, and commercial return.
- Leasing and Commercial Outcomes: Drive all lease negotiations, renewals, and compliance. Build enduring partnerships with landlords, developers, and strategic partners that unlock opportunities and strengthen our market position
- Development & Construction: Oversee planning, design, and delivery of new stores, remodels, and refurbishments. Ensure all assets meet world-class standards for design, operational efficiency, and customer experience.
- CapEx & Financial Management: Direct Wendy's ANZ CapEx program and oversee development budgets. Partner with Finance and CDO on forecasting, reporting, and Board-level submissions.
- Growth and Transformation: Be a catalyst for innovation, identifying new growth models and formats, while ensuring disciplined, sustainable network expansion.
- Leadership & Collaboration: Inspire, develop and lead a high-performing team and engage cross-functionally with Operations, Marketing, and Finance. Represent development in senior forums and external partnerships.
What We're Looking For
You are a proven development leader who thrives at scale, with the gravitas to influence at Board level and the hands-on capability to deliver results in market. You will bring:
- 10+ years' senior experience in property development, retail real estate, or franchising, with exposure across multi-site, multi-market networks
- Demonstrated success leading expansion programs in high-growth environments
- Deep expertise in site strategy, lease negotiation, feasibility, and CapEx optimisation
- Strong commercial and financial acumen, with a track record of delivering sustainable return
- Exceptional leadership skills, able to inspire teams, engage franchisees, and influence external stakeholders
- Resilience, adaptability, and a results-driven mindset in complex, fast-paced environments
This is a rare opportunity to step into a mission-critical executive role, shaping the future of two of the world's most iconic QSR brands across Australia and New Zealand. You'll join a collaborative leadership culture with the resources, scale, and ambition to match your impact.
We believe in creating an inclusive, supportive workplace where everyone is valued for who they are. If you require adjustments during the application process, please reach out at —we're here to help
