For over a decade, Young Group brings together the industry's most talented professionals and has successfully delivered $126 m projects, including luxury townhouse, high-end mixed-use apartment projects in leading locations in Melbourne. We are currently in the construction phase of a $40m mixed-use apartment project and a $24m office project and working on solid pipelines with multiple projects underway.
We are seeking a Project Manager/Development Manager to join our high-performing and agile team to assist in projects from acquisition through to completion.
Key responsibilities:
1. Site Acquisition & Feasibility
- Investigate and analyse potential development sites, including market research and opportunity assessment.
- Conduct due diligence, feasibility analysis, and risk assessment.
- Liaise with consultants, authorities, and internal teams to gather technical and planning inputs.
2. Project Initiation & Planning
- Develop overall project plan covering scope, schedule, cost, quality, safety, and communication.
- Establish Master Program and key milestones.
- Define project delivery strategy, communication matrix, and preliminary budgets.
3. Design, Authority & Stakeholder Management
- Coordinate with architects, planners, engineers, and other consultants throughout design and planning stages.
- Prepare and submit planning applications.
- Organize progress meetings (PCG, site meetings) and issue minutes and action items.
- Ensure drawings, instructions, and project documentation are consistently communicated and tracked.
4. Contract, Commercial & Finance
- Assist with contract negotiation and administration for both head contracts and subcontracts.
- Manage variations, extensions of time (EOT), progress claims, and contractual disputes.
- Monitor project costs, cash flow, and budget updates.
- Support project finance, funding coordination, and preparation of information memoranda (IM) for investors.
5. Construction Delivery & Site Coordination
- Break down the Master Program into weekly/daily schedules and monitor execution.
- Conduct regular inspections, and compliance checks.
- Coordinate builders, trades, and subcontractors; resolve sequencing or coordination issues.
- Monitor quality, progress, risks.
6. Handover, Defects & Settlement
- Manage Practical Completion (PC) and Final Completion (FC) processes.
- Oversee defect identification, rectification, and closure.
- Coordinate settlement and liaise with marketing or client teams as needed.
7. Procurement & Supplier Coordination
- Liaise with offshore and local suppliers, including Mandarin-speaking vendors if required.
- Support quality control, materials verification, standard verification and documentation for procurement activities.
8. Reporting & Internal Support
- Prepare budget, cash flow, progress, and risk reports for management and directors.
- Provide ad hoc support and tasks as instructed by directors.
- Collaborate closely with marketing and finance teams as required throughout the project lifecycle.
- Ad hoc works instructed by Directors.
About you:
• Degree qualification with minimum 3 years' experience in the property development industry.
• Experience in multi-level developments preferred.
• A solid understanding of property development and construction processes.
• Excellent problem-solving and communication skills, great attention to detail and a proactive mindset.
