Site Manager

SOHO Living is a modern residential builder and property developer known for its strong project pipeline and reputation for delivering multi-unit medium-density developments throughout Melbourne.

We are currently seeking a Supervisor for the South East region, managing 15-20 Medium Density Homes simultaneously.

As a Site Manager at Soho Living you will play a pivotal role in overseeing and managing all on-site construction activities for your construction portfolio. You will be responsible for ensuring that construction projects are completed safely, on time, within budget, to the highest quality standards and ensure that the clients journey meets expectations. Create a positive team environment, instilling leadership whilst coordinating trades and suppliers and upholding all the Business' core values

Site Management:*Provide quality service and outstanding homes with an unwavering focus on excellence

· Manage and coordinate all on-site construction activities from build commencement to completion.

· Ensure that projects are executed in accordance with contracts, plans, computations, specifications, and building codes ie. NCC, Australian Standards.

· Coordinate project progress and adjust as necessary to meet build timelines and budget constraints.

Quality Control:*Provide quality service and outstanding homes with an unwavering focus on excellence

· Adhere to and maintain strict quality control measures to ensure that workmanship and materials meet industry and business standards and client expectations.

· Conduct regular inspections and mandatory stage inspections to identify and address construction defects or issues promptly.

· Ensure independent/private inspectors are booked in and all agreed items are completed in a timely manner and before the next inspection.

Budget Management:

*Honesty, integrity and reliability in all dealings with customers, suppliers, colleagues and stakeholders.

· Manage project budgets and expenses, tracking costs and making cost-effective decisions.

· Work closely with the Construction Manager to achieve your budgets.

· Accurately forecast and achieve milestones within the set build program.

· Work closely with other departments (ie. drafting, estimating) to Mitigate any milestone delays

Occupational Health & Safety:

*Honesty, integrity and reliability in all dealings with customers, suppliers, colleagues and stakeholders.

· Ensure strict adherence to safety regulations and protocols on-site in line with company standards and policies.

· Conduct regular safety inspections and audits to identify and mitigate potential hazards.

· Ensure onsite trades/suppliers have the correct licensing/documentation for the scope of work.

· Reporting any hazards and misconduct onsite to management and OH&S team.

· Maintaining site safety and ensuring sites are safe to the public.

Client Journey:

*Focus on customer satisfaction, understanding and loyalty, to provide solutions to surpass expectations

· Provide fortnightly project updates to clients via phone.

· Provide accurate weekly updates through Business Craft on all jobs.

· Act as the primary construction point of contact for clients and address any concerns and inquiries promptly and professionally.

· Ensure all communication is done in a professional and respectful manner.

· Coordinate with CEC team to invite clients for stage completion walk throughs.

Documentation Management:

*Maintain the willingness to learn new skills and adapt to evolving customer needs, technology and markets

· Ensure project scheduling (call forward) is accurate and up to date to meet trades and suppliers lead times.

· Ensure all invoices are signed off for payment only once work and quality control are complete and as per standards and plans

· Prepare and provide accurate weekly project updates in readiness for CM reporting

· Ensure any relevant documentation and communication records are kept and maintained and forwarded to any to the relevant department/personnel as required

· Accurate stage photos must be uploaded to Business Craft promptly at all stage completions and handover

· Ensure that all client and business intellectual property and Sensitive Information remains private and confidential and not to be disclosed
