The Sales Manager / Office Team Lead is responsible for driving the growth, performance, and culture of the sales office. This role requires a balance of leadership and accountability: recruiting and developing a high-performing sales team, ensuring compliance and adherence to company systems, embedding the agencies culture and values, and achieving both financial and operational targets.

Key Responsibilities

Leadership & Team Growth

  • Recruit, coach, and retain high-quality salespeople with a focus on long-term performance.
  • Grow and lead a sales team of up to 10 salespeople, achieving a combined minimum monthly GCI of $220K. or 2 List / Sell per person per month
  • Support and manage 2 Property Management BDMs to deliver a minimum of 18 new managements per month.
  • Foster a culture that lives out the agency's values - Community, Care, Excellence, and Fun.
  • Encourage a learning mindset, where team members continually improve their skills and share knowledge.

Sales & Performance Management

  • Monitor and manage individual and team KPIs including listings, appraisals, calls, appointments, sales volume, and GCI.
  • Implement sales processes and ensure consistent standards across the team.
  • Provide ongoing training, mentoring, and performance reviews for all salespeople.
  • Lead weekly sales meetings, setting priorities and motivating the team to achieve agreed targets.

Compliance & Systems

  • Ensure all team members follow compliance requirements across sales, property management, and customer service.
  • Champion and enforce adherence to the agency's operational systems, technology platforms, and reporting tools.
  • Regularly review contracts, documentation, and performance data to protect both clients and the business.

Culture & Engagement

  • Lead by example, demonstrating Community, Care, Excellence, and Fun in all interactions.
  • Build a cohesive and supportive team environment that balances performance with wellbeing.
  • Promote a growth mindset and a culture of innovation, where fresh ideas are encouraged and tested.

Strategic Growth & Innovation

  • Contribute to the growth strategy for the office, identifying opportunities for new business and market share.
  • Collaborate with Directors to deliver long-term plans for office expansion and profitability as an office and group.
  • Represent the agency in the community, strengthening the brand and building networks that generate new business.
  • Introduce innovative ideas and adopt best practices to improve team performance and client outcomes.

Key Skills & Attributes

  • Proven success in residential sales with strong personal GCI history.
  • Minimum 5-7 years of residential real estate sales experience required.
  • Demonstrated leadership experience in managing and developing a sales team.
  • Minimum 5+ years of sales team leadership experience required.
  • Strong recruitment capability and a track record of building high-performing teams.
  • Excellent communication, coaching, and motivational skills.
  • Commercial acumen with the ability to balance sales performance and compliance.
  • High emotional intelligence, resilience, and adaptability.
  • Embraces a learning mindset, open to innovation and continuous improvement.
  • Alignment with the agency's values: Community, Care, Excellence, and Fun.
  • Current real estate agent's licence required.
  • Australian work rights required.
