Construction Project Manager

Are you a highly organised and driven Construction Project Manager ready to oversee a diverse portfolio of luxury residential builds across Melbourne? This is a exciting role for a proactive manager ready to step up and handle the full project lifecycle from contract award to handover, and Kogan People Solutions, recruiters, are assisting this building industry leader to recruit their new Construction Project Manager.

  • Location: Based in Wollert Vic, travel across Metro Melbourne will be necessary
  • Salary: Negotiable in the $80,000 – $90,000 per annum + Superannuation

Our client is a rapidly growing, boutique building firm specializing in high-quality custom homes, knockdown/rebuild projects, and townhouses. They turn clients' dreams into stunning reality, and they need a dedicated manager to be the central point of control, ensuring quality, cost, and schedule alignment on every site.

The Role:

Reporting directly to the Director, the Construction Project Manager will be responsible for planning, executing, and finalizing construction projects according to strict deadlines and budgets.

Key Duties and Responsibilities

  • Project Leadership: Plan, direct, and control the entire project lifecycle, ensuring construction is completed on time and within budget.
  • Cost Management: Prepare and manage comprehensive project budgets, including negotiating and preparing contracts with suppliers, sub-contractors, and trades.
  • Scheduling & Logistics: Develop and manage detailed work programs and construction schedules, coordinate the efficient procurement and delivery of all materials and equipment.
  • Quality & Compliance: Ensure all work adheres strictly to architectural drawings, design specifications, the Building Code of Australia (BCA), and all relevant Australian Standards and WHS regulations.
  • Stakeholder Management: Act as the primary liaison between clients, architects, engineering consultants, local authorities, and site supervisors.
  • Risk & Issue Resolution: Proactively identify potential construction risks, evaluate budget and time deviations, and implement effective mitigation strategies to resolve site issues quickly.
  • Inspections & Handover: Arrange and manage necessary council and statutory inspections and ensure a seamless final handover and defect rectification period.

Essential Qualifications and Experience

  • A bachelor's degree or higher qualification in Construction Project Management, Building Technology, or Civil Engineering (or a highly relevant equivalent, such as 5+ years professional experience in the field).
  • Solid professional career and at least one, preferably more, years of proven experience as a Project Manager or Senior Site Supervisor on Australian residential or multi-unit construction projects (e.g., custom homes, townhouses, multi-unit developments).
  • Demonstrated high-level proficiency in budget management, cost control, and managing complex tender/subcontractor negotiation processes.
  • Expert-level knowledge of Australian building legislation, the BCA, and WHS requirements, with a track record of ensuring site compliance.

Essential Skills and Attributes

  • Superior Planning & Scheduling Skills: Proven ability to develop, implement, and monitor coordinated work programs using relevant software (e.g., MS Project, Buildertrend, etc.).
  • Exceptional Communication: The ability to consult, negotiate, and maintain professional relationships with clients, trades, and regulatory authorities.
  • Leadership and Control: Demonstrated capacity to lead site teams, oversee subcontractor progress, and take decisive action to keep projects tracking to the required quality standard of the firm.
  • Risk Management: Strong analytical skills to evaluate risks, diagnose potential delays or cost overruns, and execute appropriate mitigation plans.
  • Unrestricted Victorian driver's license
  • You must have unrestricted full-time Australian working rights to be considered.
