Your key duties will include (but are not limited to):

  • Check and approve Tenancy Applications
  • Supervise the execution of Tenancy Agreements and associated documents
  • Prepare and place advertisements for available rental properties
  • Manage rental enquiries and show available properties
  • Organise appointments and conduct open for inspections
  • Maintain regular communication with current landlords
  • Organise repairs and maintenance to managed properties and inspect where necessary
  • Organise and conduct:

  • Periodic inspections of managed properties (6 – 12 months)

  • Condition reports
  • Vacating or final inspection
  • Prepare, lodge and present applications to the NCAT and act in accordance with orders
  • Authorise payments of client's outgoings
  • If required, attend to client's insurance claims and payments
  • Track rent arrears
  • Carry out rent reviews
  • Complete and file appropriately all Bond Lodgements, Bond Transfers and Bond Claims
  • Attend meeting and training as directed.
  • Duties as requested by agency principal.
  • Identify challenges and be solution focused to address these on behalf of and in collaboration with the team
  • Identify strengths specific leverage and share best practice
  • Oversee Property Management team compliance with company policies and procedures as well as relevant legislation.

As an experienced Property Manager, you will manage a small portfolio of properties but have a strong focus on business development. Your day will involve working within a team of professionals, including and alongside our sales department, providing guidance and support to the rental staff, where needed.

To be successful in this role, you will ideally demonstrate:

  • Must have prior experience in all aspects of property management
  • Current Industry standard certifications preferred but not essential
  • Reliable car/drivers licence
  • Finley tuned negotiation skills
  • Excellent phone manner
  • Corporate presentation
  • An eye for attention to detail
  • Strong computer skills
  • Organised, reliable and be willing to take on a diverse range of tasks
