We are partnering with a global property group with a proven track record in delivering large-scale, mixed-use projects across NSW and QLD. With a portfolio exceeding $9 billion nationally, they are now seeking an accomplished Project Director (Development) to join their senior leadership team.

This role will take ownership of a landmark 1200-apartment Build-to-Rent (BTR) development on Sydney's Lower North Shore – one of the largest regeneration projects in the area. The multi-stage precinct will set a new benchmark for large-scale residential communities, integrating residential, retail, and lifestyle amenities.

Key Responsibilities

  • Lead the end-to-end development cycle: feasibility, design, DA, construction, occupation, titling & strata.

  • Oversee rezoning and change-of-use applications.

  • Manage stakeholder engagement with consultants, authorities, contractors, purchasers, and the community.

  • Establish and drive project briefs and design briefs.

  • Chair project control meetings, design reviews, and approvals.

  • Lead financial planning, budgeting, and program reporting.

  • Anticipate risks and manage project changes to ensure time, cost, and quality targets are achieved.

  • Build, lead, and mentor high-performing development teams.

About You

  • 10+ years' experience in property development or construction, with at least 5 years in a senior leadership/project director role.

  • Proven success delivering large-scale residential or mixed-use projects (BTR experience highly regarded).

  • Strong knowledge of design, approvals, construction sequencing, and project programming.

  • Excellent communication and stakeholder management skills.

  • Tertiary qualifications in Property, Construction, or Engineering.

  • Proficiency with MS Project, Jobpac, and advanced MS Office applications.

  • A collaborative and results-driven leader who thrives on accountability.
