Through your leadership and collaborative mindset, you seamlessly build and nurture relationships with internal and external stakeholders to influence and deliver business results.
**Your responsibilities**
As Asset Management Leader, you will lead and pro-actively manage real estate topics in relation to IKEA owned and leased properties within Australia and New Zealand to secure all stages of the investment property lifecycle. Your responsibilities include but are not limited to:
- Secure operation of IKEA properties by regular monitoring/follow up of zoning, permits, property rights and obligations, third parties activities followed by initiating and leading actions based on monitoring findings.
- Define, identify and manage risks related to IKEA properties and develop mitigations.
- Oversee and execute certain real estate transactions including leasing and divestment of IKEA assets.
- Co-ordinate end of tenancy works, finances and obligations for leasehold assets.
- Support the business in the annual budgeting programme of forecasted fixed, variable and project related real estate charges.
- Lead land and permits processes for rebuilds or extensions that involve an urban planning change or a building size increase.
- Investigate and organise the process of obtaining incentives in relation to real estate taxes during the permit and approval process for rebuilds or extensions as well as objections in relation to annual charges.
- Build and maintain relationships on real estate topics with community, public authorities, government officials, property partners, landlords, external tenants and neighbours where IKEA properties are located.
- Represent IKEA in all real estate aspects with common areas to safeguard IKEA interests and minimise operating costs.
- Work with property partners and local authorities to finalise any pending or continuing obligations, including facilitating their execution of obligations.
- Manage easement agreements and other encumbrances relating to third parties on IKEA properties.
- Support the business in managing and determining real estate values for its annual insurance reporting.
