Clean Green Strata (CGS) provides complete programmed maintenance services to the strata industry. With specialist divisions in strata cleaning, gardening, lawn mowing, building management, and bin management.

We are **urgently **looking for an experienced building manager on part time basis **(min 03 hours a day - Mon to Fri) **to oversee the daily operations of a strata complex.

To be successful as a building manager, you should have excellent organizational and time management skills.

**Functions and Duties**

The Building Manager shall:
(a) Act honestly and in good faith

(b) Provide guidance to the Strata Committee to make informed decisions and hence carry out and its duties and functions.

(c) On behalf of owner’s corporation, and in a professional manner, implement their decisions and instructions as directed by the Strata Committee.

(d) Provide the Strata Committee a monthly building managers report

(e) Report to the Strata Committee on a regular frequency and as required

(f) Carry out all preventative maintenance according to the O&M’s and Maintenance Plan

(g) Carry out regular inspection of the building

(h) Maintain a professional working relationship with the Strata Committee and Strata Manager

**Responsibility**

The Building Manager shall be responsible for the management of all service contracts, Work Health and Safety, and general maintenance, including but not limited to,

(a) Maintenance of building structure, surfaces, plant and equipment

(b) Cleaning and Security services

(c) Administrative Services including, maintaining effective assets registers and preparation of detailed annual budgets

(d) Security, telecommunication and electricity

(e) Work Health and Safety

(f) Reporting

(g) Mybos System

(h) Update and create building procedures documentation

**Duties**

The Building Manager shall carry out daily activities on behalf of the owners corporation including but not limited to:
(a) regular and frequent inspections to ensure all contractors work is delivered in accordance with specifications and contracts - this includes buildings and grounds including loading docks and amenities as well as the building elements, furniture, fixtures, building services, etc - document and report to the Strata Committee on findings and arrange for appropriate action if any anomalies are detected

(b) ensure all assets are in good working order and fit for purpose

(c) carry out regular and frequent inspections of the buildings and grounds including building elements, furniture, fixtures, building services, etc to ensure all aspects of the property are in good working order - document and report to the Strata Committee on findings and arrange for appropriate repairs and maintenance to be carried out (if approved by the Strata Committee)

(d) maintain key register and issue keys, access cards and conduct regular audits

(e) arrange and manage the maintenance of the common property, fixtures and services and handling building defects

(f) maintain and update all records and files process and code all invoices, batch and send to the Strata Manager for payment at least fortnightly

(g) arrange and manage the cleaning of the common property, fixtures and services

(h) arrange and manage the physical security of the common property, fixtures and services

(i) arrange competitive quotations for works or services as required

(j) assess quotations received and forward recommendations to the Strata Committee for the award of the work or services required

(k) arrange and manage the common property to ensure full compliance with all relevant building codes and standards

(l) prepare statement of requirements for required works or services to ensure all quotations received are based on the same scope of works

(0) ensure Work Health and Safety requirements are implemented and managed to the highest standard

(m) ensure all essential services are inspected, maintained, and certified in accordance with best practice and as required by regulation or law.

This position is currently to work in **Dee Why, NSW.**

We are open for direct employment or as a subcontractor.
