Our opportunity
We have an exciting opportunity for a Regional Technical Operations Manager to join our Sydney Team. You will provide leadership, direction and support for the BTR portfolio ensuring the LIV Mirvac properties align to the Mirvac Vision and Strategy.
**Your responsibilities are but not limited to**:
Ensure all activities are aligned with the IIP FY22-26 LIV Mirvac Business Strategy
Control and ensure all financial Capital & Operating budget expenses against forecast for your portfolio of properties.
Ensure FMs are managing Approval of Work Orders, tax invoice processing and contracts within delegated authority
Work in conjunction with Investment Management, National Operations and Development in relation to major capital projects and repositioning of assets
Lead the process with Procurement, Development and Operations Teams to ensure consistency and adequacy for scope of work preparation on National or State based tenders
Develop the Procurement Strategy (Opex) in collaboration with Mirvac Group procurement to ensure contractor compliance against contract term and conditions
Lead the performance of the Facilities and Operational teams to improve systems and operations creating a culture of continuous improvement
Ensure compliance with the requirements of the Mirvac IIP Quality Management System. Ongoing “situational” Ad-hoc Advisory Services, and Industry advocacy
Review in consultation with FMs and Operations teams proposed resident alterations to ensure that all building/alteration works meet architect/consultant specifications and any NCC or statutory requirements
Ensure Compliance Reviews are completed across the portfolio ensure all identified items are closed out
Review accuracy and delivery of all FCR compliance reporting
Developments - “Owners Operational Representative” lead and be the central point of contact for LIV Mirvac - Build to Rent in all new development projects, working closely with and supported by the Technical Services business functions.
Ensure operational asset readiness for new developments
Provide Leadership to develop and implement LIV Mirvac BTR Minimum Requirements (MMR), business policies, governance procedures and statutory requirements
Mirvac NEXT - Support the Opex component and 6D integration of the Yardi project
Support the FM Technology & Data management platform - including the integration with other Mirvac technologies, systems & functions
Due Diligence services - asset acquisition & divestment using the Mirvac Due Diligence Process
Your point of difference
To be successful you will have project management and risk management expertise, strong time and written and resource management skills.
Demonstrated experience in managing the overall facilities of a residential asset class from development and throughout the lifecycle of the portfolio is critical as well as a high level understanding of building maintenance and building operations
Finally you will have experience in negotiating / enforcing contracts, the ability to work unsupervised and a willingness to learn and provide an innovative approach.
