Verve Residential Apartment Building Manager

Position Overview

The Verve Residential Apartment Building Manager is contracted to provide overall management, maintenance, and smooth operation of the Verve residential apartment complex. This role is to ensure the comfort, safety, and satisfaction of all residents while protecting the value and reputation of the property. The Building Manager acts as the primary point of contact for residents, other contractors, service providers and general building trades ensuring that the premises are well-maintained and that community guidelines are upheld.

Key Responsibilities
- Resident Relations: Serve as the first point of contact for residents, addressing enquiries, complaints, and maintenance requests with professionalism and efficiency.
- Building Maintenance: Oversee routine inspections of the property, coordinate repairs and maintenance ( or undertake minor handyman activities where appropriate ), and ensure all common areas (e.g., foyer, lifts, gym, pool) are clean, operational, and safe.
- Contractor Management: Liaise with and supervise external contractors, including cleaners, security, gardeners, and tradespeople, ensuring work is completed to a high standard.
- Compliance and Safety: Ensure all building operations comply with relevant regulations, fire safety standards, and strata by-laws. Maintain up-to-date records of inspections and certifications.
- Financial Administration: Assist with budgeting, invoice processing, and monitoring of building expenses. Report on financial matters to the Body Corporate Committee.
- Community Engagement: Foster a friendly and inclusive environment by promoting good neighbourly relations.
- Emergency Response: Act as the on-site contact for emergencies (e.g., fire, flood, security incidents) and coordinate appropriate responses in conjunction with emergency services.
- Move-in/Move-out Coordination: Manage resident move-ins and move-outs, including booking lifts, inspecting apartments, and ensuring compliance with building procedures.
- Reporting: Prepare regular reports on building operations, maintenance issues, and resident concerns for the Body Corporate Committee.

Key Selection Criteria
- Proven experience in building or property management, hospitality, or facilities management including general trades applicable to a multi residential building.
- Excellent communication and interpersonal skills, with a strong customer service orientation.
- Demonstrated ability to manage multiple priorities and resolve conflicts effectively.
- Sound knowledge of building systems (e.g., security, fire safety, lifts) and relevant regulations.
- Strong organisational and time management skills.
- Flexibility to be on-call for urgent issues outside regular business hours.

**Qualifications**:

- Relevant experience in property and or building management, facilities management, or a related field.
- Current First Aid Certificate (desirable).
- Police clearance and Working with Children Check (may be required).
- Public liability insurance.
- ABN registered entity

Work Conditions

This role is typically based on-site at the apartment building. Some after-hours and weekend work may be required, particularly in response to emergencies or scheduled maintenance. It is envisaged that the contract will run for a period of 12 months.

Contract Payment Conditions

As the building manager is an independent contractor
- payment will made monthly following receipt of an invoice setting out activities undertaken for the month and hours worked.
- the contractor will be responsible for their own insurance, superannuation, holiday pay and tax.
