**The Organisation**:
Our client is one of my new favourite employers to discuss - a real hidden treasure and not what you expect. Headquartered here in Melbourne, they have a highly stable tenant base, with a national property portfolio developed specifically for their client base spanning mostly commercial, but are now also entering the large format retail space to further grow their portfolio. They manage most functions to support the portfolio internally, including property and facilities management, and take real pride in the properties they deliver. They have amazing offices and a strong culture that has resulted in longevity of staff.

**The Opportunity**:
A rare opportunity for an experienced Asset Manager (or a Senior Property Manager ready to take the next step...there is someone to support and guide you on their journey who you will work closely with) has opened in their asset management department, working on a diverse portfolio of commercial assets nationally.

This is a genuine Asset Management role, that has the support of an assistant asset manager, where you will be responsible for:

- setting and executing the asset strategies in conjunction with te fund manager and senior leadership team
- increasing asset value through leasing strategies; capital improvements and managing the valuation process. This includes working closely with the development team to identify opportunities
- all asset financials - this includes setting budgets; forecasting; reporting on asset income and expenditure
- management of the leasing process - including briefing agents; negotiating HOA; renewals
- providing guidance and direction to the facility management team, who you’ll partner with to insure your assets are kept to the highest of standards
- building and growing long term tenant relationships to ensure you are proactively addressing any potential risks and opportunities
- being the point of contact for tenants (most assets are single tenanted)

Reporting through to the Fund Manager, you will be part of a team that is not like that of any other business. They are adaptable, supportive, knowledgeable, offer some flexibility and just a good team of people that you will enjoy working with.

**The Profile**:
You will have extensive experience managing commercial (office) assets gained from working ownerside or on behalf of an owner via an agency. You will have been involved in setting and delivering asset strategies, and have managed the annual asset valuation process. Strong financial acumen is a must, as is the ability to build strong and meaningful relationships with both internal and external stakeholders.

To be considered, you will be able to demonstrate the following:

- Exceptional tenant relationships
- Ability to prepare and execute asset strategies
- Exposure to and understand the asset valuation process and levers behind it
- Lease management, negotiation and instruction of leasing agents
- Financial acumen - ability to build budgets, report to senior leadership, reforecast
- Be able to provide instruction and support to the facilities management team
