To support the Centre’s Operations Manager in the monitoring and implementation of all day-to-day centre operations, providing the required level of operational service to maintain a safe and comfortable environment for all retailers and visitors to the centre. It requires close liaison with key stakeholders, working closely with business representatives and acting as an effective “second line of defence” in all centre operational requirements.

**The Assistant Operations Manager roles and responsibilities will include**:

- Undertaking and fulfilling the Centre's physical day to day general repair and maintenance requirements.
- Ensure all maintenance requests are attended to in a professional and timely manner.
- Finance Management; Ensure all invoices are processed in a timely manner and assist with Opex/Capex tracking/management to ensure that the centres operations budgets are meeting targets.
- Assist with all tenancy design and delivery projects, keeping all tenancy projects within the approved centre fit-out guidelines.
- Undertake centre inspections with the centre cleaning/security contractors identifying any areas of improvement.
- Assist with the effective management of all centre contractors. Including coordination and processing of required contractor induction documentation.
- Effectively managing any Operating and Capital expenditure set out by the Operation Manager, with all outcomes meeting the relevant budgets.
- Ensure compliance to Building Code of Australia, Australian Standards, Disability Discrimination Act, and all other regulations relevant
- Contracts Management: Assist with the management of all contracts to ensure that they are professionally delivered in line with agreed contractual metrics and within the agreed budget. Assisting with gathering information for new contract tenders.
- Assist with the implementation and control of all Business Continuity plans including take part in Emergency Planning and disaster scenario training.

**Capabilities and Experience**:

- Previous experience in shopping centre, hotel, or other leisure venue facilities operations coordination including general repairs and maintenance.
- The ability to assess and priorities maintenance requirements with a strong emphasis on risk management.
