**What this opportunity involves**:
We are seeking a highly skilled and motivated Property Services Manager to join our team. As the Property Services Manager, you will be responsible for the day-to-day operations of all shared services in the Melbourne Quarter Precinct. You will play a crucial role in ensuring compliance with relevant statutory authorities, maintenance of the property structure, and adherence to established policies and procedures. Your expertise in managing property services and your ability to prioritise work within tight operational and financial deadlines will be key to your success in this role.
**An overview of the role**:
Ensure compliance with all relevant statutory authorities and good engineering practices in relation to property maintenance.
Obtain certification from contractors and consultants for all essential services and prepare necessary documentation as stipulated by the local authority.
Ensure compliance with Environmental and Occupational Health and Safety requirements, including contractor induction and preparation of risk management plans.
Co-ordinate effective and efficient management of all property services and repair works.
Manage specialist contractors and ensure compliance with contract terms and conditions.
Develop and maintain property due diligence program, including reporting required works.
Implement and maintain computerised maintenance and work order systems.
Procure materials and building requirements to minimise disruptions to tenants.
Identify and implement energy, water, and waste conservation initiatives.
Manage the tenant refurbishment process, including necessary approvals and certificates, commissioning, and handover.
Embrace and promote property and corporate WHS programs.

Strong customer service ethic and empathetic approach towards tenant needs.
Excellent communication skills at all levels.
Proficiency in MS Word, Excel, and Outlook.
Tertiary qualifications are desirable, but a Trade Certificate will be favourably considered.
Minimum 5 years' experience as an Operations Manager in A Grade or Premium Assets.
