The Capital Works Manager is responsible for the coordination and delivery of Capital Works (CAPEX) & Asset Management projects on behalf of the organisation’s owned and leased property portfolio.

Reporting to the Director of Property and Development, this position is a client-side role actively supporting all the works undertaken by the property team - including Preventative Maintenance, Asset Management, Capital Works and Contractor Management. All property works are conducted in alignment with Southern Cross Care NSW /ACT strategic plan, inclusive of financial priorities and in accordance with relevant industry codes and practices for regulatory compliance.

This position will be based at our SCC Head Office in Epping NSW and will require some travel across NSW & ACT to support our facilities and projects.

**Key responsibilities include**:

- Manage Capital Work projects for Residential Aged Care (RAC) & Retirement Living (RLU) (plus any other delegated projects as agreed).
- Develop End User requirements briefs in consultation with relevant Key Stakeholders
- Engage and develop collaborative project teams through effective consultant and contractor recommendations and appointments
- Manage tender process to contractors, including negotiation of construction contracts in line with SCC’s risk profile and Board approved development parameters
- Ensure all Property Capital Works projects are managed in accordance with SCC Executive Team and Board approved business and business cases from a time, cost and quality perspective
- Provide regular project reports and updates to suit Property team and SCC organisational requirements. Track and maintain accurate recording of all building and development related expenses, commitments costs and budgets, including assisting with the preparation of annual CAPEX budgets
- Oversee the operational commissioning of projects to ensure they are commissioned effectively, ensuring that cross-functional business units work collaboratively
- Actively drive positive relationships with external stakeholders; build and enhance external networks to ensure commercial outcomes for SCC

**The successful applicant will hold**:

- Minimum 5 year’s experience in client side project management and/or facilities management.
- Tertiary qualifications in a property-related discipline including Project Management, Construction Management, Architecture or Building; or a building trade qualification commensurate with the functions and responsibilities of the role;
- Demonstrated ability to manage programs of capital work for small buildings including the oversight of consultants and construction teams.
- Strong analytical and problem-solving skills with experience in budgeting and cost control.
- Knowledge of relevant building codes and standards as applied to construction projects
- Knowledge of various construction contracts, contract administration and contractor procurement methods
- Knowledge of property infrastructure, buildings, and fixed plant and equipment installation, operations and maintenance practices.
- Ability to positively influence key stakeholders
- Competent in the use of digital communication tools (including MS Office and Project Management software)
- Up to date COVID-19 Vaccination mandatory (including 3rd dose/booster)
- Clean Drivers license and ability to travel intra/interstate as business needs dictate
