As our in-country Manager, Expansion you are responsible for Hmlet’s real estate pipeline from sourcing to deal closure.

At an in-country level (In Australia) you will work closely with the Real Estate team to assess and maintain ongoing relationships with real estate partners. You will have the opportunity to be part of the Hmlet’s growth strategy, expansion planning and new market entry.

You are the key point of contact and responsible for managing real estate relationships to increase the exposure of the Hmlet brand, with the ultimate goal of increasing the pipeline of quality real estate opportunities, and securing deals in line with Hmlet’s growth strategy.

This role will require travel to existing and new locations within Australia as part of the expansion strategy of the company.

You require an Australian citizenship or visa that allows you to work in Australia as part of this role requirements.

**You will be responsible for**:

- Mapping out the landscape of the real estate partners in the sectors relevant to Hmlet (i.e. residential, serviced apartments, multi-family)
- Develop and execute the in-country sourcing strategy including analysing, structuring, recommending and closing of new deals
- Maintain strong market knowledge including;
- Target locations
- Target customer segmentation,
- Product positioning and,
- Achievable pricing analysis
- Form and maintain relationships with key external stakeholders such as assets owners / architects / surveyors / consultants
- Work closely with HQ to localise the investment sourcing process, ensuring the HQ investment strategy and process is adhered to, as well as the respective parameters for each stage in the investment process
- Lead due diligence, including all legal documentation and ensuring compliance with regulatory requirements
- Participate in monthly and quarterly reviews of the in-country portfolio and report to senior in-country and HQ management
- Analysis of future potential residential sub-markets
- Maintain a key eye on the health of the in-country residential market

**The skills, attitude and experience we require are**:

- A minimum of 3-4 years’ of real estate experience
- An appreciation for and local market knowledge of the residential and hospitality landscape is crucial
- Experience in transacting deals including leading the due diligence and legal process
- Well versed in financial underwriting with Microsoft Excel, deal structuring in various permutations that would make a Hmlet proposal appealing to the target audience
- Have a strong network to source for real estate including agents, landlords and developers
- Have a strong understanding and knack for deal economics, including superior negotiation and influencing skills
- Tertiary qualified in Real Estate, Business, Economics or a related field
