Our opportunity

We have an exciting opportunity for a Facility Manager to join our Sydney team. You will lead and motivate the team and service providers to manage the maintenance and operation of building services, and to ensure the asset is presented in its optimal condition, utilised in the most cost-effective manner and serviced in line with legislative requirements.

Your responsibilities are but no limited to;
Developing and contributing to the objectives of the Asset and Business Plan, whilst understanding the asset lifecycle;
Building collaborative relationships with retailers, operators, contractors, key local community groups, authorities, customers and guests, and attending meetings as required;
Managing the asset and all fixtures, plant and equipment in line with legislative requirements and expected plant life cycle to the highest standard of performance, repair, maintenance, presentation and cleanliness;
Proactively managing the performance of the cleaning and security teams to meet or exceed their contract obligations/KPI’s, and ensuring they make a positive contribution to the asset’s performance and presentation;
Proactively identifying maintenance requirements for the asset and coordinating task completion with the necessary supplier or contractor, ensuring all work on site is performed in a timely manner and to an acceptable standard, and in accordance with Workplace Health and Safety obligations and Mirvac contractor qualification and induction requirements;
Ensuring that all building services, including the vertical transport and HVAC systems, are functioning and constantly monitoring them to ensure efficient operation and reliable performance;
Managing the asset’s capital projects to budget and delivery plans, with longer term plans in place;
Responding to any hazards reported on the Contractor Management System (CMS) or through other means;
Working with the Tenancy Coordination team to ensure all tenancy fit-outs, alterations and works cause mínimal inconvenience to vendors and the public and are completed safely, on time and in accordance with relevant legislation and Mirvac policies and procedures;
Working with the Development team to ensure any asset specific facilities and design issues are raised during the redevelopment planning phase and throughout the development;
Delivering to the requirements and timelines established in the Property Management Agreement;
Maintaining all relevant statutory logs and registers relevant to the asset;
Where required, negotiating contracts with suppliers, and approving invoices and work orders;
Advising the Centre Manager and/or Portfolio Manager on maintenance and operations issues which may affect the normal operation of the asset and operating budget;
Formulating the asset’s Operational Expenditure and Capital Expenditure Budgets, and Project Delivery Plans;
Continuous monitoring, reforecasting and prudent management of the budgets;
Adhering to Mirvac policies and procedures, internal and external reporting deadlines and compliance requirements, with accurate and high-quality information provided about the asset;
Working collaboratively with national teams to deliver Retail divisional initiatives, and contributing to the implementation of the Retail strategy
Acting as Duty Manager evenings/weekends/public holidays as required

Your point of difference

Relevant tertiary qualifications and indicative property experience
Previous experience in the hospitality, retail and building management;
High level of IT proficiency e.g. Microsoft Office package;
Demonstrated strong people management experience, with people being developed and empowered to succeed;
Understanding of the preparation and ongoing management of expenditure budgets on an accrual basis;
Demonstrated experience in negotiating and enforcing contracts and an understanding of Australian Standards, NCC, HSE, DDA and other risk management issues;
Ability to be on call 24/7, work on weekends and attend to after-hours calls
