Live-in Caretaker/Manager

We are seeking a live-in caretaker/manager for our exclusive Terrace Place apartment complex located on Terrace Road, East Perth offering an exciting mix of old-school charm, excellent views, and a great location. With only 34 apartments on a 3,130m2 total land holding, this complex is one-of-a-kind, and we need a caretaker/manager who can maintain it to the highest possible standard.

**Responsibilities**:
The caretaker/manager will be responsible for the general tidiness, cleanliness, and presentation of the common property of the premises to the highest standard possible. This includes watering and maintaining the garden areas, trimming and pruning vegetation, weeding, fertilizing, and mulching, maintaining garden furniture, and ensuring the existing reticulation system is in good condition.

In addition, the caretaker/manager will be responsible for maintaining and chlorinating the swimming pool and its surroundings in accordance with the Public Health Department requirements. They will also monitor the surveillance cameras, investigate and report any security breaches or suspicious incidents, and eject unauthorized persons from the premises without risking injury to the person or property of the contractor.

Other responsibilities include controlling tradesmen's entry and movement, controlling and issuing remote keys, lining the lift, supervising the movement into and out of the building of large items, and replacing burnt-out globes. The caretaker/manager will liaise with other contractors such as window cleaners and carpet cleaners and report faults to other contractors such as lift and fire alarm monitoring.

The caretaker/manager will also control car parking on the premises, deliver mail and newspapers, and Council of Owners notices to owners, and collect rubbish from individual apartments daily except on Sundays. They will attend to the handling of inquiries, report immediately any breaches of the bylaws by any persons whatsoever to a member of the Council of Owners, and provide a copy of the bylaws to new tenants and owners as appropriate.

Additionally, the caretaker/manager will touch up damage to the paint of the common areas, carry out minor repairs to the common property, review and confirm outside contractors' invoices for work completed or in progress on behalf of the Council of Owners, be prepared to work as security for special events such as 26 January fireworks, handle bookings for function areas of the common property and ensure users clean up after their use of these areas. They will also perform any other tasks reasonably requested by the Council of Owners from time to time.
