The Queensland Government Accommodation Office (QGAO) centrally manages the largest office property portfolio in Queensland, with approximately 1 million square meters of office space, accommodating more than 60,000 public servants and a broad range of property assets including cyclone shelters, parks, bridges and heritage buildings.
In addition, QGAO manages the department's government employee housing (GEH) portfolio of approximately 2,900 GEH residences to support the delivery of government services across Queensland.
Reporting to the Principal Lease Manager you are responsible for whole-of-Government lease procurement and lease management, including financial and tenancy management. You will also contribute to regional whole-of-Government policy and be responsible for regional leased supply management of the Strategic Portfolio Plan.
What you will be doing
- Assist with the delivery of leasing projects and the provision of office accommodation for the Department. Contribute towards the leasing team's planning and delivery of the supply of leased assets within the State Government's property portfolio. Provide lease management advice to multi-disciplinary teams involved in commercial leasing for the State Government's property portfolio. Contribute towards the development and implementation of policies, guidelines, and systems for best practice office accommodation procurement and ongoing management. Assist with the implementation of the leased component of whole-of-Government accommodation strategies. Implement policy and strategies within geographic or functional responsibilities. Undertake lease negotiation and lease management of a portfolio of leased buildings. Provide timely and well researched advice on marketplace conditions and industry trends to contribute towards the development of whole-of-Government Office Accommodation Strategic Plans. Negotiate and represent QGAO at intra and inter-departmental meetings, and at external forums. Collect and analyse data and assist with the preparation of briefing notes and information papers for the Government Office Accommodation Committee and for the Departmental Executive. Responsible for the preparation of budgeting, forecasting and financial reporting information. Assist with the updating of streamlined lease management, and tenancy and financial management systems. Develop networks across Departments and with relevant industry organisations. Assist with provision of content in the preparation of executive correspondence and briefing notes.
What we are looking for
- Experience in interpreting, negotiating, and managing leases in a portfolio of commercial office (and non-office) accommodation. Competent written and oral communication skills with a track record building and maintaining productive relationships with internal and external stakeholders. Demonstrate self-direction and work flexibly without supervision i.e. can decide on a course of action without needing step by step instruction and how you manage new and unexpected events, demonstrating judgement about when to escalate issues. Experience in information technology systems used to calculate and categorise commercial space critical in lease management (eg. iSpace), and display skills required to research and analyse data for market research purposes. Experience in managing conflict and negotiating outcomes without compromising relationships, managing challenging stakeholders with diplomacy and tact.
