**What this opportunity involves**:
We are on the lookout for a Portfolio Manager at JLL You will add to the growth of the business and drive profit in Victoria (and nationally) through the initiation of new business development opportunities, contributing to the response to RFP’s, expanding JLL’s relationship with existing clients and seeking lease renewals, engineering projects and other forms of service growth across your middle markets portfolio.

Positively and strategically contribute as a member of the senior management team of Property and Asset Management - Victoria. Accordingly, work collaboratively with the directors and managers of the other teams within the business unit, in an aligned manner making positive contribution to the overall performance of the PAM state business.

Effectively manage the business overseeing the portfolio of commercial and industrial property appointments, focusing on sustainability, profitability, key tenant relationships, client engagement, strategic human resources management to optimize quality of service and profitability.

**An Overview of the role**:
**Client Relationship Management**: Actively initiate and contribute to positive client relationships for the clients of your portfolio. Target is to retain all property management appointments, except for those as agreed with your Manager, and achieve very positive client relationships.

**Service Delivery**: Ensure you and your staff provide your clients with the best possible level of service, including expert and informed advice, quality and regular communications; and that you take a positive leadership approach to guide and resolve any service delivery or relationship issues that may arise with clients.

**Best Practice & Compliance**: Ensure that you and your team comply with Property Management Compliance and other requirements, including ensuring that appropriate procedures are in place in respect of lease administration, outgoings reconciliations and adjustments, tenant debtors, general risk management, call centre operations, and contractors and tenants insurances and bank guarantees. Evolution, Acumen, CSC are all critical components, not negotiable and must be rolled out across the portfolio and used by you as a measurement tool for staff performance.

**Knowledge**: Demonstrating a strong knowledge of all Property Management issues, and being able to provide sound and definitive guidance to team members and peers when required.

**Leadership**: Be a quality leader within your business providing appropriate behaviour and direction in all areas of your business activities and duties. Being an approachable leader with a strong EQ, and a demonstrable work ethic, that your team will look up to.

**Team Development**: Develop and grow a high performance team. This includes assisting staff where they need development, and coaching them to develop into independently capable and productive operatives; and support and implement company self-education and training programs available. You are crucial in staff selection, role optimisation and continuous review of organisational structure - matching clients with the right people for them.
