**Job Summary**
The Maintenance Co-ordinator ensures that each CABN site is maintained to the highest possible standard, contributing to an outstanding guest experience and safe environment for both guests and staff. Reporting to the General Manager and working closely with the Project Manager, you'll gain a deep understanding of the CABN infrastructure and be responsible for organising active and preventative maintenance works, conducting site inspections, and ensuring properties are serviced with the required utilities for ongoing operations. All CABN’s have been designed to be off-grid, which brings a unique set of operational requirements. **Your Roles and Responsibilities**
- Work with the General Manager to understand budgets allocate to maintenance requirements
- Oversee, coordinate and action (yourself or outsourced) maintenance-related work at CABN, prioritising requirements in consultation with General Manager
- Liaise with tradespersons as required for scoping and quoting minor project/repair work
- Establish a procedure for all maintenance tasks to be ‘logged’ by CABN staff (reactive tasks)
- Categorise tasks as services(eg utilities, landscaping), reactive (repairs) and proactive (asset maintenance program)
- Maintain a record of all maintenance tasks, by location, in separate excel spread sheets and action tasks accordingly based on priorities, budget and consultation with General Manager
- Working with the Project Manager and General Manager, establish a central schedule of finishes, fixtures, fittings and fit-out (eg paint colours, light globes etc)
- Working with the Project Manager, establish a registry of key items in each CABN eg hot water service, air condition etc, noting installation date and replacement date. Over time, determine the expected replacement schedule for each item.
- Establish an Emergency Breakdown procedure for each key point of failure in the CABN’s for service staff or guests to refer to
- Support General Manager to identify contractors for utility suppliers for the supply of gas, water, firewood and other utilities as required
- Co-ordinate with the housekeeping team to ensure the CABN cleaning and maintenance checklists are routinely completed and submitted
- Respond to and manage urgent work requests-Ensure grounds are maintained at all sites
- Support commissioning of new sites as requested by General Manager, eg installation and/or assembly of new furniture and equipment
- Prepare monthly reporting of preventative schedule, reactive log, and project/refurb updates
**Key Experience Skills and Competencies**
- Experience in one or more trades
- Desire to work in a fast-paced, and at times 24/7, environment
- Working knowledge of Excel for the development and maintenance of spreadsheets
- Professional, friendly and respectful disposition
- Excellent organisation, time management and prioritisation skills
- Attention to detail-Team player and great communication skills
- Demonstrate initiative and independent problem solving
**Salary**: $70,000.00 - $80,000.00 per year
Schedule:
- Monday to Friday
- Weekend availability
