**About the Role**:
This part time position is a fantastic opportunity to manage a small portfolio, with opportunity to grow and nurture it. The Property Manager will put their own flavour to the job as we at Xsell love to embrace individuality and your strengths.

The key responsibilities of this position include:

- Develop and facilitate ongoing positive relationships with both landlords and tenants
- Advertising and marketing vacant properties and spaces to prospective tenants

Attending routine inspections, private viewing appointments, ingoing/outgoing reports
- Address tenant complaints, violations, and problems
- Prepare and maintain all records, correspondence, and files
- Arranging maintenance of properties as required
- Providing value add services for both landlords and tenants
- Timely and professional communication with clients
- Negotiating the letting of property and renewal of tenancies
- Preparing and managing tenancy agreements in a timely and thorough manner
- Managing receivable accounts and rental income
- Undertaking professional training and development courses
- Frequent communication with our clients
- Growing and nurturing the portfolio to expand potential business opportunities
- Maintain working knowledge of industry environment and trends

Over time, this position has potential to expand to full time and grow into a leadership role where you will manage your own team.

**About You**:
Xsell Property are seeking an individual who will bring their own spark to the team
- Current Property Management Registration Licence
- Minimum of 3 years’ experience in property management
- Knowledge and understanding of property management process and current industry trends
- Self-motivated attitude with a strong passion for owners and tenants
- Ability to prioritise and organise daily tasks
- Excellent time-management
- Strong attention to detail
- Fluent understanding of PM software
- Outstanding communication skills
- Team player mentality
- Ability to work autonomously
- Uses initiative
