Commercial Property Manager – Graduate / Entry-Level Commercial Property Manager

About Us

Broadway Asset Management are known for delivering results-driven, professional property services across a diverse commercial portfolio. We're excited to offer an opportunity for a motivated graduate or near-graduate of the Bachelor of Business (Property), or a newly qualified REISA property manager, to kickstart their career in commercial property management.

This is a hands-on role with strong mentorship, exposure to real assets, and the chance to grow into a confident and capable property professional.

Role Overview

Working closely with senior leaders of the business, the successful applicant will support the management of commercial properties while learning the full suite of property management functions. You'll also assist with key administrative tasks that keep our operations running smoothly. This role is ideal for someone eager to apply their studies or recent qualifications in a practical, fast-paced environment.

Key Responsibilities

Property Management


• Assist in managing a portfolio of commercial properties under guidance


• Build relationships with tenants, contractors, and landlord clients


• Conduct property inspections and ensure lease compliance


• Help prepare properties for lease and support leasing activities


• Understand local market dynamics and contribute to rent reviews


• Identify opportunities to enhance asset performance

Financial & Lease Administration


• Learn to use Cirrus8 property software for financial and lease management


• Assist in preparing annual budgets, forecasts, and Capex plans


• Support arrears management and accurate processing of charges and receipts


• Help monitor property budgets and prepare monthly financial commentary


• Administer leases and track critical dates (e.g., rent reviews, expiries, insurance)


• Collaborate with finance support (Real Trust) on accruals and reporting

Maintenance & Compliance


• Support the implementation of service contracts and maintenance programs


• Assist with property risk audits and ensure compliance with regulations


• Help coordinate preventative maintenance and contractor engagement

Reporting & Administration


• Assist in preparing monthly and annual management reports


• Maintain accurate records and documentation


• Provide support to senior team members and Directors as needed

Who We're Looking For


• Recent graduate or near-graduate of the Bachelor of Business (Property); or

·Newly qualified Property Manager with a relevant RTO


• Strong interest in commercial property and asset management


• Excellent communication and organisational skills


• Willingness to learn and take initiative


• Familiarity with Microsoft Office; exposure to property software is a plus


• Professional presentation and a client-focused attitude
