Construction and Property Manager. Full lifecycle of Projects
**Your new company**
Client is builder, developer and asset owner of regional retail assets. They would be best described as a traditional business in best sense of that word. They remain family owned and been in operation for many years with a service based on traditional construction values. Their assets would be large format sites, but their projects would range from small capital works on existing portfolio through to building
**Your new role**
Major part of the role is working as a traditional leader of a construction department. Being responsible for all projects and staff undertaken by the business acting as a main contractor. The nature of this business ensures that the role is also broader than that. Being asset owner, the construction manager will also be involved with:
- The earlier stages of the construction lifecycle in a role not similar to development manager working on project feasibilities or working with town planners and liaising with councils to deliver development approvals or finding win-win solutions.
- Master planning through to detailed design phase so working with design and engineering consultancies getting the project to build stage.
- Consultancy or stakeholder management; essentially being able to manage the wide variety of affected stakeholders affected by a project and mitigate risks prior to ‘engaging’ main contractor
- Working with major maintenance or capital works requirements on existing portfolio
The range of projects can be large too. It ranges from small capital works projects engaging specialised subcontractors for example to replace lifts and runs right the way through to large new build commercial (retail) construction projects that could easily be valued in the 10’s or 100’s of millions of dollars and everything between.
