Job Title: Operations Director

Job Description:

The Operations Director is a key leadership role within the organization, responsible for overseeing the overall operational performance and long-term strategic direction of our assets.

This includes managing day-to-day operations and compliance, with a strong focus on safety, tenant satisfaction, and operational excellence.

Key Responsibilities:

  • Fostering a high-performance culture through professional development, performance management, and by role-modelling organizational values.
  • Leading and promoting a robust safety culture among employees and contractors, ensuring compliance with health, safety, risk, emergency, crisis, and counter-terrorism procedures.
  • Ensuring compliance with all relevant statutory and engineering standards for maintenance of property structure, façade, and services.
  • Collaborating with the Sustainability team to develop and implement strategies that meet sustainability targets for the asset.
  • Overseeing OPEX and CAPEX budgeting, forecasting, and reporting, including identifying maintenance costs, capital works initiatives, and managing approvals in consultation with regional management.
  • Managing all technical and non-technical services, contractor performance, and ensuring maintenance, quality, legal, health, safety, and work cover standards are consistently met.

Requirements:

  • Tertiary or trade-qualified with extensive industry experience; electrical or mechanical trade desirable.
  • Minimum 10 years' management and operational experience, including multi-site program management.
  • Strong knowledge of Building Codes, Australian Standards, OHS/WHS, statutory requirements, and essential services.
  • High commercial acumen with proven budgeting, forecasting, and financial management skills.
  • Skilled in strategic planning, resource management, and change implementation.
  • Effective communicator capable of building strong relationships across all levels, including senior management and contractors.
  • Strong problem-solving, negotiation, and interpretation abilities.
  • Customer-focused with a proactive, initiative-driven approach.
  • Experienced leader able to mentor and motivate small to medium teams.
  • Proficient in Microsoft Office (Word, Excel, Outlook) at an intermediate to advanced level.
