Job Overview

We are seeking a talented Commercial Manager to join our team. As a key member of our management group, you will play a pivotal role in overseeing the day-to-day operations of our office towers.

This dynamic position offers exceptional growth opportunities, with a clear pathway to General Manager level over the coming years as our portfolio expands.

Key Responsibilities:
  1. Lead proactive tenant communication across multiple channels.
  2. Partner with our Customer Relationship Manager and Concierge team to deliver exceptional service to all building occupants and visitors.
  3. Oversee property leasing, reporting, capital expenditure, rent roll management, and debt collection.
  4. Support budget preparation, outgoings estimates, asset planning, and quarterly reporting.
  5. Manage lease administration, monthly invoicing, incentive claims, rent reviews, and licence agreements.
  6. Maintain strong relationships with building owners and prepare comprehensive quarterly reports.
  7. Collaborate on quarterly income and operating expenditure reforecasts.
  8. Manage car park levies and monthly recharges for various services.
  9. Support capital expenditure submissions and claims processes.
  10. Oversee customer events and relationship management initiatives.
  11. Maintain our Salesforce platform and develop tailored retention strategies.
  12. Coordinate annual customer surveys and implement resulting action plans.
Requirements:
  • Minimum 5 years in commercial, industrial, or retail property management.
  • Strong knowledge of the local property market.
  • Experience with building operations, service contracts, and procurement.
  • Proven people management capabilities.
  • A valid real estate agent's licence (essential).
  • Tertiary qualifications in property or related discipline (preferred).
  • Comprehensive understanding of lease structures, deal analysis, and outgoings recovery.
  • Advanced MS Office skills with experience using MRI software preferred.
  • Outstanding written and verbal communication abilities.
  • Exceptional customer service focus and attention to detail.
