
Residential Housing Operations Specialist

As a Residential Property Manager, you will oversee the daily operations of residential properties. Your role involves managing relationships with tenants, coordinating maintenance and repairs, and ensuring properties meet safety standards.
Key Responsibilities:
- Tenant Relations: You will be the primary point of contact for tenants, addressing inquiries and concerns in a timely manner. Building strong relationships with tenants is crucial to enhance satisfaction and retention.
- Property Maintenance: You will coordinate and oversee maintenance and repair activities, ensuring that properties are well-maintained and meet safety standards. This includes working with vendors and contractors to manage service requests.
- Financial Management: You will prepare and manage property budgets, monitor expenses, and ensure timely collection of rent and other fees. Providing regular financial reports to stakeholders and recommending strategies for maximizing property value and profitability is essential.
- Inspections: Regular property inspections will be conducted to assess the condition of properties and identify necessary repairs or improvements. Ensuring compliance with local building codes and regulations is also your responsibility.
- Lease Renewals and Terminations: You will manage lease renewals, negotiate terms with tenants, and handle lease terminations in accordance with company policies and local laws.
- Marketing and Advertising: Developing and implementing marketing strategies to attract new tenants using online platforms, social media, and local advertising is critical to the success of the property management team.
- Compliance: Staying informed about local, state, and federal regulations related to property management and ensuring compliance with all applicable laws is essential.
- Team Collaboration: Collaboration with other team members, including maintenance staff and administrative personnel, is necessary to ensure efficient property operations.
Qualifications:
- Education: A Bachelor's degree in business administration, real estate, or a related field is preferred.
- Experience: Proven experience as a property manager or in a similar role, preferably in residential property management, is essential.
- Skills: Strong knowledge of property management principles, local housing regulations, and fair housing laws is required. Excellent communication and interpersonal skills, with the ability to build rapport with tenants and stakeholders, are necessary. Strong organizational and time management skills, with the ability to manage multiple tasks and priorities effectively, are also essential. Proficiency in property management software and Microsoft Office Suite is preferred.
- Requirements: A valid driver's license and reliable transportation are required.
