This position is responsible for driving sales growth through wholesale marketing, prospecting and building relationships with investor buyers.

The primary objectives for this role include assigning properties to investors, expanding our investor network and developing an effective property marketing strategy & outreach.

To be successful in this position, one must possess the ability to work independently as well as in a team environment and have the ability to operate in a fast-paced setting. Responsiveness and speed are crucial factors for success in this role. Managing incoming calls, responding to emails & voicemails and providing information promptly is key to achieving goals. High performing real estate roles require us to be highly connected. To excel in this position, taking calls from clients on nights & weekends is critical. Interacting with the team on off hours is also essential.

Applicants should be people-oriented with excellent interpersonal skills and the ability to communicate effectively with clear intent to achieve results. The ideal candidate will be dedicated to continuous improvement, meeting company quality standards and committed to delivering exceptional results.

Key Responsibilities:
  1. Pursue networking opportunities, send targeted email campaigns, conduct cold-calls and related follow-up activities aimed at selling properties and contracts to investors, rehab buyers, etc.
  2. Develop strategies to increase the current list of potential investor buyers through creative means such as investor meet ups, video content and personalized email communications.
  3. MATCHING REAL ESTATE INVESTORS WITH PROPERTIES THAT MEET THEIR BUSINESS NEEDS IS A KEY ASPECT OF THIS ROLE.
  4. Broaden our investor base by initiating outbound prospecting calls.
  5. Work to schedule consultations with cash buyers via outbound texting.
  6. Utilize texting platforms to market new wholesale properties to all Cash Buyers.
  7. Follow up with VIP buyer lists for every new wholesale property.
  8. Handle incoming leads to service their needs and gather their qualifications.
  9. Improving our marketing strategy & reach will directly impact success in property assignments.
  10. Develop our property marketing strategy & reach.
  11. Create lists of cash buyers.
  12. Support the lead manager by taking seller calls or making outbound calls to seller leads.
  13. Leverage all marketing channels as a supplement to or in absence of the marketing coordinator (i.e., FB Posts, website updates, email blasts).
Qualifications:
  1. Advanced computer skills in Microsoft Office applications.
  2. Strong written and verbal communication abilities.
  3. Good organizational skills.
  4. Calm under pressure.
  5. Valid Driver's license.
  6. Excellent people skills.
  7. Strong Sales Skills.
  8. Self-motivation.
  9. Negotiation Experience.
  10. Overall People Person.
  11. High school diploma.
Performance Metrics:
  1. Average 20 conversations per week with cash buyer investors.
  2. Add 3 new qualified cash buyers to the VIP wholesale buyer list per week.
  3. Schedule 1 new investor buyer consultation per week.
  4. Contact all incoming sales leads within 20 minutes of lead receipt.
  5. Schedule 8 showings on wholesale inventory (rehab or retail) from current and past leads this week.
  6. Generate 5 or more offers per week.
  7. Generate 2 wholesale contracts per week for submission to Dispo Manager.

Adhere to FCHB Wholesale Dispositions process map to support departmental functions:

  1. Show homes to prospective investor buyers.
  2. Conduct investor buyer consultations in the office.
  3. Compose contracts and negotiate offers to sell homes for FCHB.
