Job Description

The Site Operations Manager will lead a team to manage day-to-day client activities for assigned properties, serving as the on-site key point of contact for key stakeholders and/or clients.

This role assumes responsibility for site budgets, accounting and finance, maintenance and operations, contract services, purchasing of materials, equipment & supplies, occupancy services, and helpdesk support.

  • People Management:
    • Manage and coach team members to achieve high-quality performance and well-motivated teams.
    • Develop and sustain a high-performance team environment that supports teamwork, cooperation, and performance excellence.
    • Mentor and enable Training & Development of team members.
  • Client/Stakeholder Management:
    • Proactively engage stakeholders to ensure client expectations are met.
    • Build and develop effective client/stakeholder relationships across multiple levels of the organization.
    • Achieve Key Performance Indicators (KPIs) and Service Level Agreement (SLA) targets.
    • Embody the working culture of the client.
  • Procurement & Vendor Management:
    • Ensure vendors are well-managed, delivering services on time and within budget.
    • Ensure vendor procurement processes comply with agreed client procurement guidelines and Jones Lang LaSalle best practices.
  • Contracts Management:
    • Plan and manage all contracts to ensure they are professionally delivered at the right costs for Amazon.
    • Ensure contract expiry monitoring and re-procurement initiation if needed.
    • Ensure contracts are continually assessed to deliver best value to the client.
  • Finance Management:
    • Actively work to ensure site financial operations meet or exceed targets and control requirements, including the Jones Lang LaSalle Code of Ethics.
    • Ensure financial processes are followed at all times by working with the client's finance team.
  • Health & Safety Management:
    • This role has the responsibility and duty of care to work safely, taking reasonable care to protect their own health and safety and that of fellow workers and visitors, and to comply with health and safety guidelines, policies, and rules.
    • Closely work with the client's EHS representative to ensure requirements onsite are met.
  • Site Operations Management:
    • Recommend continuous quality improvement practices and implement industry best practice operations.
    • Implement building procedures and performance measures and ensure they are maintained at all times.
    • Ensure all Critical Environment (CEM) requirements are met.
    • Review existing operations regularly to reduce costs and improve operational standards.
    • Provide 24/7 emergency call support and site attendance is required.
    • Oversee the team's support for Maintenance Activity Coordination (MAC) and update space management information on a regular basis.
  • Risk Management:
    • Ensure the Operational Risk Management process is implemented and maintained.
    • Ensure disaster recovery and business continuity plans are implemented and maintained.
    • Ensure escalation procedures and incident reporting procedures are implemented and maintained.
    • Follow established escalation procedures and incident reporting procedures.
    • Adhere to Jones Lang LaSalle's business conduct by ensuring compliance with the firm's guidelines, procedures, and strategies.
    • Assist in the development of guidelines and strategies to ensure compliance with Jones Lang LaSalle's business conduct.
Requirements and Qualifications

To be successful in this role, you should have:

  • Experience in facilities management, building, business, or other related fields.
  • Knowledge of local occupational health and safety requirements.
  • Knowledge of critical facilities.
  • Knowledge of vendor management for specialized services.
  • An understanding of basic technical aspects of property (Computer Room Air-conditioning, Chiller system, Fire Protection system, Mechanical & Electrical system, BMS system).
  • Proven capacity to understand and interpret commercial contracts.
  • Strong budget management and financial analysis skills.
About the Role
