We are seeking a highly motivated individual to join our team as a Portfolio Financial Manager in Sydney, NSW. This role offers a competitive salary of $120,000 per annum.

Job Description

As a Portfolio Financial Manager, you will be responsible for delivering timely and accurate property accounts for Australian-based property assets. You will work closely with JLL Property Managers and clients to ensure compliance with Trust Accounting and Property Accounting policies and procedures.

Your key responsibilities will include:

  • Liaising with JLL Property Managers as the key finance business partner;
  • Complying with all relevant Trust Accounting and Property Accounting policies and procedures;
  • Leading and participating in monthly finance training sessions;
  • Delivering a set of financial reports for a portfolio of assets;
  • Liaising with property managers for month-end reporting, including variance commentary to budget;
  • Preparing and processing journal entries;
  • Preparing balance sheet reconciliations;
  • Preparing IFRS rent smoothing and incentive amortizations journals;
  • Performing annual tenant outgoing recovery reconciliations and liaising with outgoings auditors as required;
  • Assisting with the preparation of annual budgets and forecasts;
  • Reconciling GST reports;
  • Processing client remittances;
  • Reviewing all purchase orders > 3 months for validity;
  • Ensuring all Capex purchase orders include a GJOB and have an Approved Capital Expenditure Request Form (CERF) before being raised;
  • Transitioning new properties into the portfolio and processing cease management of properties at relevant times;
  • Ensuring JLL's internal compliance process and procedures are adhered to, including preparation of 6-monthly internal audit checklists;
  • Liaising with the client regarding information flow around annual audits.
Required Skills and Qualifications

To be successful in this role, you will need:

  • A degree in Accounting;
  • Property accounting experience;
  • +2 years' experience in financial reporting, budgeting, and forecasting;
  • CPA or part-qualified;
  • MRI property accounting experience (preferable).
