- Provide valuable insights on property utilisation and cost management, informing strategic decisions.
- Oversee statutory reporting and returns, guaranteeing accuracy and timeliness.
- Prepare comprehensive reports for senior leadership and regulatory bodies, highlighting key findings and recommendations.
- Support audits and compliance submissions, maintaining transparency and accountability.
- Stay informed about sector trends and policy changes, adapting our approach as needed.
- Maintain accurate and up-to-date property data and systems, ensuring seamless operations.
- Support acquisition and disposal processes, leveraging expertise to drive optimal outcomes.
- Prepare lease and rent review reports, providing actionable recommendations.
- Collaborate closely with Finance on lease renewals and rent roll files, driving financial efficiency.
- Track key performance indicators, financial performance, and compliance metrics, identifying areas for improvement.
- Ensure that property costs are accurately captured and reported, supporting data-driven decision-making.
Requirements
- A recognised certification in Business Administration or Property Services, or equivalent experience.
- Proven success in managing governance frameworks and service/accommodation partnerships.
- Strong track record of achieving KPIs: customer satisfaction, compliance, risk, and quality.
- Passion for real estate and a commitment to ongoing learning and professional development.
- Working knowledge of the Residential Tenancy Act and related legislation.
- Sound financial skills, ideally from an Accounts Payable background.
- Flexible communication style tailored to individual needs and group dynamics.
- Highly proactive and goal-driven mindset, with a focus on delivering results.
- Strong organisational skills, with the ability to manage multiple tasks and deadlines effectively.
- Self-motivated, accountable, and customer-focused, with a passion for delivering exceptional outcomes.
- Confident, empathetic, and sound business judgment, with a ability to navigate complex situations.
- Knowledge (or eagerness to learn) of NDIS, Residential Tenancy Act, and related legislation.
- Intermediate to advanced Microsoft Office skills, with the ability to quickly adapt to new systems.
- Skilled in building and maintaining community networks, with a focus on collaboration and partnership-building.
- Experience in strategic property management environments, with a proven track record of driving success.
- Able to use initiative, set priorities, and meet competing deadlines, with a focus on delivering high-quality outcomes.
Clearances and Other Requirements
- Australian Citizen or permanent resident.
- Willingness and ability to travel interstate and intrastate, as required.
- Unrestricted Australian Driver's Licence and willingness to use personal vehicle (as per Aruma policy).
- Clear criminal history, including NDIS Worker Screening Check and Working with Children Check.
