Operations Director - Property Portfolio

About the Role:

The Operations Director - Property Portfolio will oversee the operational management of a portfolio of student accommodation properties located in Tasmania. This role requires relocation to Tasmania or a FIFO arrangement with a minimum commitment of three days per week on site.

Main Responsibilities:
  • Lead the delivery of the Value Creation Plan focusing on occupancy recovery, rent realignment, and margin improvement.
  • Represent the board in a day-to-day capacity, overseeing operations and performance across the portfolio.
  • Develop and maintain relationships with key stakeholders at UTAS to influence decision-making on student marketing, rent approvals, ancillary income, and strategic planning.
  • Provide regular updates on financial and operational performance.
  • Drive revenue growth through optimisation strategies including dynamic pricing and additional income streams.
  • Oversee refurbishment and reconfiguration projects in collaboration with facilities management contractors and other partners.
  • Support refinancing and long-term investment planning, preparing materials and positioning for market.
  • Monitor operator performance and participate in contract management and scope alignment with key service providers.
  • Maintain compliance with statutory, contractual, and regulatory requirements.
  • Establish visibility over enrolment and accommodation data to inform commercial decision-making.
Requirements & Qualifications:
  • Proven leadership experience in operational real estate, preferably in student accommodation, PBSA, or education-linked infrastructure.
  • Success in turnaround or performance improvement environments.
  • Strong track record managing complex stakeholder environments, including universities or public sector partners.
  • Commercial acumen with experience driving revenue growth and managing cost bases.
  • Familiarity with private equity or fund-owned platforms is preferred.
  • Experience in regional Australia or Tasmania is advantageous.
