We are seeking a highly skilled Property Maintenance Specialist to join our team. The successful candidate will play a vital role in ensuring the smooth operation of our properties.

Job Responsibilities:
  • Maintain high standards of cleanliness throughout the community, working closely with colleagues from various teams.
  • Communicate effectively with residents, clients, contractors, and colleagues to ensure timely resolution of maintenance issues.
  • Monitor and maintain electronic reporting systems to guarantee tasks are completed efficiently.
  • Promote customer satisfaction by providing regular updates on ongoing or delayed maintenance via designated reporting channels.
  • Administer property maintenance and records in accordance with established policies and procedures.
  • Foster efficient service delivery within agreed parameters, focusing on delivering exceptional results.
  • Ensure adequate stock levels of spares, supplies, and equipment for effective forward planning.
  • Undertake diagnostic repairs and maintenance tasks to a high standard, including plumbing, joinery, carpentry, painting/decorating, and lighting, or coordinate external assistance as needed.
  • Understand and respond promptly to health and safety matters, adhering to relevant guidelines and regulations.
  • Report incidents or accidents to the Community Manager using appropriate documentation and protocols.
  • Move furniture and heavy items as required, ensuring site safety at all times.
  • Maintain communal areas, including refuse and recycling facilities, to the highest standards of repair and cleanliness.
  • Coordinate and accompany external Contractors/Suppliers executing minor works on site, fostering collaboration and transparency.
  • Liaise with relevant team members to ensure seamless communication and cooperation during site activities.
  • Monitor Sub-Contractors' performance to standard, maintaining accurate records of their site operations and compliance.
  • Highlight and assist with management of any community works, promoting efficiency and effectiveness.
  • Support the Community Manager in key management to ensure high security levels at all times.
  • Ensure annual checks are carried out for statutory insurance and qualifications, maintaining up-to-date records.
  • Manage and maintain statutory testing records, utilizing other team members as necessary.
  • Carry out PAT testing, inspections of emergency lighting, weekly fire alarm tests, and fire evacuations, adhering to safety protocols.
  • Maintain gardens and grounds to the highest standards, supervising external contractors as required.
  • PRACTICE PROPER SAFETY TECHNIQUES IN ACCORDANCE WITH COMPANY GUIDELINES AND SAFE SYSTEMS OF WORK.
  • Be available for on-call duties outside working hours to address emergency situations and resolve problems.
  • Review site risk assessments as required with the Community Manager.
  • Seek to maximize efficiency of utilities.
