Job Summary

The Manager of Maintenance, Multi-Family will be responsible for overseeing the maintenance operations of a large portfolio of affordable housing properties.

This role requires a driven and proactive individual with strong leadership skills to manage a team of maintenance staff and ensure compliance with regulatory standards.

The ideal candidate will have extensive experience in affordable housing, a commitment to maintaining high standards of safety and functionality, and excellent communication skills.


Key Responsibilities
  • Maintenance and Operations
    • Complete work orders and perform hands-on repairs and maintenance as needed.
    • Oversee day-to-day maintenance operations for a portfolio of multifamily affordable housing properties.
    • Ensure timely completion of service requests and work orders of high quality and resident satisfaction.
    • Coordinate preventive maintenance programs to extend the life of building systems and equipment.
  • Team Leadership
    • Supervise, train, and evaluate maintenance staff across the portfolio.
    • Manage inventory of tools, parts, and supplies ensuring availability and proper usage.
    • Collaborate with property management and stakeholders to schedule and execute maintenance projects.
  • Regulatory Compliance
    • Maintain units and building systems in compliance with HUD, NSPIRE, LIHTC, and Section 8 physical standards.
    • Prepare units for move-ins, including quality control on make-readies and ensuring units meet all program requirements.
    • Assist in preparation for agency inspections and correct any deficiencies promptly.
  • Communication and Coordination
    • Provide regular updates and reports on maintenance activities, issues, and progress to management and team members.
    • Respond to urgent maintenance requests and ensure timely resolution.

Requirements
  • Education: High School Diploma or equivalent
  • Experience: Minimum 5 years of combined maintenance and custodial experience with 2 years in a supervisory role. Experience with LIHTC, HUD 202, and/or Section 8 properties is required.
  • Technical Skills: Proficiency in building systems (HVAC, electrical, plumbing, etc.). Certifications in HVAC, EPA, or related trades are a plus.
  • Regulatory Knowledge: Strong understanding of affordable housing program regulations (REAC, NSPIRE, UPCS, HQS, LIHTC compliance).
  • Communication: Strong interpersonal and written communication skills.
