Job Description

The Director of Maintenance plays a crucial role in ensuring the success of our community by maintaining and improving the overall appearance of the property.

As a key member of our team, you will be responsible for overseeing daily maintenance functions, training team members, and enforcing policies and procedures. You will also be responsible for creating procedures for proper execution of daily maintenance tasks, conducting regular safety meetings, and managing the safety log.

In addition to these responsibilities, you will supervise safety and fire protection programs, delegate work assignments and schedules, and manage administrative duties such as updating the maintenance tracking system and completing reports and evaluations.

You will also develop and implement a preventative maintenance program for all equipment, maintain accurate records regarding preventive maintenance, service requests, and inventories, and remain well-versed on changing building codes and industry regulations.

  • Key Responsibilities:
  • Direct and oversee daily maintenance functions
  • Create procedures for proper execution of daily maintenance tasks
  • Conduct regular safety meetings
  • Manage the safety log and communicate focus areas to department Directors and the Executive Director
  • Supervise safety and fire protection programs
  • Delegate and allocate work assignments and schedules
  • Manage, train, and onboard all department staff
  • Perform administrative duties, such as updating the maintenance tracking system, completing spend down sheets, reports, and evaluations
  • Develop and implement a preventative maintenance program for all equipment
  • Maintain accurate records regarding preventive maintenance, service requests, and inventories
  • Remain well-versed on changing building codes while complying with all industry Fair Housing rules and Regulations
  • Discuss the possible impact to the community on changes to the rules & regulations with the Executive Director
  • Participate in facility surveys made by authorized government agencies as necessary or as may be directed
  • Review and develop a plan of correction for maintenance deficiencies noted during survey inspections and provide a written copy of such to the Executive Director
  • Operate within OSHA standards and company safety policies at all times
