Financial Portfolio Specialist

We are seeking a skilled Financial Portfolio Specialist to join our team for a 6-month contract based in Melbourne CBD.

This key role will involve managing accounting functions related to the property portfolio, ensuring compliance with financial reporting requirements, and providing accurate and timely financial data for property operations.

Key Responsibilities:
  1. Manage and oversee accounting activities for a diverse property portfolio, including financial reporting, budgeting, and variance analysis.
  2. Prepare monthly and quarterly property financial statements in accordance with company policies and accounting standards.
  3. Monitor and process property-related transactions such as rent receivables, operating expenses, service charge reconciliations, and capital expenditures.
  4. Liaise with property managers, asset managers, and other internal teams to ensure accurate financial reporting and budgeting for properties.
  5. Assist in the preparation of financial reports for stakeholders and investors.
  6. Review lease agreements and ensure accurate rent calculations, operating costs, and other financial terms are reflected correctly in the accounting system.
  7. Prepare reconciliations of property-related balance sheet accounts, ensuring timely resolution of any discrepancies.
  8. Assist in year-end audits and tax filings, ensuring compliance with all regulatory requirements.
  9. Support the development and improvement of accounting processes and controls to ensure efficiency and accuracy.
Requirements:
  1. Tertiary qualifications in Accounting, Finance, or a related field.
  2. CPA/CA Qualified
  3. At least 2-3 years of experience in property accounting, ideally within a real estate or property management environment.
  4. Strong understanding of accounting principles, particularly in relation to property and real estate.
  5. Proficiency in financial software, with experience in property management systems (Yardi, MRI, or similar preferred).
  6. Advanced Excel skills for data analysis, reconciliation, and reporting.
  7. Excellent attention to detail, with strong organizational and time management skills.
  8. Ability to work independently and as part of a team, managing multiple priorities.
  9. Strong communication skills, with the ability to liaise effectively with both internal and external stakeholders.
  10. A proactive, problem-solving attitude with a focus on delivering high-quality results.
