Client-Side Project Manager – Land Subdivision
Location: Newstead, Brisbane
Type: Full-time, Permanent
Salary: $150,000 – $165,000 + Superannuation

The Opportunity
This is not your typical PM role. We/'re looking for a hands-on Client-Side Project Manager who thrives in the delivery phase of development — someone who brings sharp attention to detail, strong contract administration skills, and a proactive approach to stakeholder management.
You/'ll be involved across the full spectrum of development activities, while taking the lead in project delivery, contract administration, and project controls.
Key Responsibilities
Project Delivery & Contracts
- Administer contracts and act as Superintendent where required
- Oversee consultants and contractors to ensure timely and high-quality delivery
- Manage project programs, approvals, and compliance with HSE standards
- Identify and mitigate delivery risks
Commercial & Financial
- Manage feasibility models and project cash flows in collaboration with internal finance
- Track budget performance, report on variances, and optimise outcomes
- Monitor stock levels, sales velocity, and marketing expenditure
Stakeholder & Team Management
- Liaise with councils, consultants, and contractors to keep projects moving
- Support internal sales and marketing teams with collateral, reporting, and approvals
- Provide accurate weekly/monthly reporting to key stakeholders
- Mentor junior staff and help build internal capability
Development Activities
- Contribute to acquisitions, due diligence, and feasibility analysis
- Participate in design development and development applications
- Support branding and marketing initiatives
About You
- Proven experience as a Project Manager in land subdivision, either in development, construction, or consultancy.
- Solid understanding of contract administration, scheduling, and project delivery
- Comfortable managing multiple stakeholders across the project lifecycle
- Commercially savvy, with experience in feasibilities and financial reporting
- Motivated, detail-oriented, and capable of working autonomously
