Our client is undertaking a major redevelopment. The project’s goal is to deliver new infrastructure, services and amenity to this precinct that will deliver economic growth and activation both within the precinct and the wider CBD and establish and grow commercial value in the Precinct. This role is to manage the clients’ properties and facilities within the precinct and provide specialist advice to senior management on property and facility management and associated issues.

**In this role you will be responsible to**:

- Ensure that the precinct’s property and facility assets are operated and maintained in a cost-effective manner, minimising life-cycle costs and maximising the service delivery potential of each asset.
- Ensure all safety, financial and statutory obligations in relation to management and delivery of services and facilities in the Precinct are met.
- Manage Precinct building presentation, operations, maintenance, engineering and compliance matters including control of contractors.
- Ensure a planned preventative maintenance program is established and managed, including recommendations to improve maintenance and operational efficiencies and coordinate regular inspections of the built assets, including all common areas and plant rooms.
- Develop, implement and maintain risk management procedures in accordance with industry best practice and legislative requirements.
- Ensure drawings and building operation and maintenance manuals are controlled and preserved.
- Manage tenant liaison regarding property and operational issues and satisfaction, with emphasis on tenant retention and tenancy fit-out coordination and associated matters.

**In conjunction with the Precinct Manager**:

- Manage the Precinct’s operational budget preparation, forecasting and delivery.
- Manage building services contract procurement and administration; and
- Prepare and issue tender scopes of works and maintenance contracts for building services and life safety system maintenance.
- Ensure the existing and new buildings operations and maintenance procedures and specification knowledge is transitioned from the development cycle to third party tenants and Precinct management.
- Ensure Precinct properties are operating efficiently and meeting industry benchmarks and or NABER’s targets (where applicable) and improve efficiencies ongoing where achievable.
- Perform any other duties that are reasonably within the competency, skills and training of incumbent as may be directed from time to time by the Precinct Manager.

**Applicants will need to have the following**:
Extensive knowledge and experience in a number of the following areas, especially in relation to retail and commercial premises:

- Retail property, facilities and asset management
- Project management
- Contract administration and procurement of related services
- Building construction and maintenance
- Risk management
- Statutory requirements.
- Substantial ability to organise work, set priorities and meet deadlines.
- Extensive knowledge of policy, work programmes, procedures and practices in asset management and building and facility operation.
- Experience in managing complex mechanical services including associated building management and other control systems.
- Substantial leadership and management skills and a demonstrated record of achievement relating to the management of human, financial and strategic resources including the development and delivery of planned preventative maintenance programs that drive operational efficiency.
- Substantial experience in the preparation and management of tenders for works and maintenance contracts.
- Proven ability to establish and develop effective relationships with customers and stakeholders through the determination of needs, management of processes and delivery standards.
- Highly developed communication, consultative and negotiation skills.
- Substantial analytical and problem-solving skills to enable the development of innovative solutions.
- Demonstrated knowledge of WHS legislation, principles and practices
