**What this opportunity involves**:
Are you a driven and experienced Commercial Property Manager looking for an exciting new opportunity? We are currently seeking a highly motivated individual to join our team as a Commercial Property Manager.
This is a fantastic opportunity to be based on account with a key player in the telecommunication industry with a national property portfolio.
**What this role involves**:
Proactively develop and manage relationships with landlords, sub-tenants, and clients to ensure service delivery expectations are exceeded.
Serve as the primary point of contact for communication with landlords and sub-tenants, including proactive engagement for maintenance, capital works, consents, and lease obligations.
Drive activity with landlords in emergency situations.
Monitor and manage landlord responsibility work orders within a maximum of 30 days.
Ensure compliance with relevant legislation, occupational health and safety, environment, and risk management policies and procedures.
Manage landlord obligations as per the terms of the lease.
Support make-good and lease termination commitments, facilitating the hand back of properties with landlords.
Liaise with the Lease Administration team to ensure accurate reflection of lease terms in the lease information database.
Manage the property portfolio to ensure data accuracy of over 98%.
Assist in managing property operating expenditure, including budget preparation, debtors and expenditure reporting, cost reduction opportunities, and revenue increase.
Ensure timely payment of lease expenses, including outgoings, statutory costs, insurance, and other costs payable under the lease.
Review and validate monthly rent roll variances, providing commentary on changes.
Assist with regular portfolio management reports, addressing property status, performance, and leasing issues.
Comply with client contract requirements and meet or exceed key performance indicators.
Foster an environment that encourages improvement, teamwork, cooperation, performance excellence, and personal success.
Support a culture of best practice and innovation, developing and implementing strategies, policies, and procedures for property management functions.
Provide administrative support across the portfolio as required.
Real Estate representative certificate is essential.
Experience working in a high-volume environment with a major landlord or retailer is preferred.
Experience in property, contract, or project management-related fields.
Ability to handle multiple complex issues concurrently within strict deadlines.
Goal-oriented and focused on meeting performance targets.
Excellent client service and communication skills.
Ability to work well in a team environment as well as autonomously
Valid driver's license
