We're looking for an experienced Property Manager to establish Kokoda's internal residential leasing and property management function. This is an excellent opportunity to build capability from the ground up and take ownership of a growing portfolio of high-end apartments.

About the Opportunity

Reporting to the COO and working closely with Sales, Legal, Finance and Development, you'll take responsibility for:

  • Establishing Kokoda's internal Property Management function – designing systems, tools, templates and processes.
  • Managing the leasing of premium residential apartments, including inspections, applications, tenant engagement and lease preparation.
  • Ensuring compliance with Victorian legislation, trust accounting and holding of tenant funds.
  • Implementing systems or software to support portfolio management, documentation and reporting.
  • Preparing high-quality reporting on leasing performance, income, and vacancy trends.
  • Representing Kokoda in tenancy matters including escalations, negotiations, and VCAT appearances.
  • Monitoring market and regulatory trends and identifying opportunities for continuous improvement.

About You

  • 10+ years' experience in residential property management, with at least 3 in a senior or autonomous capacity.
  • Proven success in building or leading a high-performing property management function.
  • Thorough knowledge of the Residential Tenancies Act (Vic), VCAT processes, and leasing compliance.
  • Sound understanding of trust account management and documentation best practice.
  • Strong stakeholder engagement and reporting capabilities.
  • Highly motivated, detail-oriented and solution-focused.
