The Opportunity:

We are seeking an Asset Manager to oversee a portfolio of commercial properties, ensuring optimal operations, financial performance, and tenant satisfaction. This role is crucial in enhancing asset value and protecting client interests while ensuring compliance with all legal and regulatory requirements.

Key Responsibilities:

Financial Management

  • Protect and enhance cash flow through timely billing and effective collection procedures
  • Prepare annual budgets and forecasts for income, operating costs, and capital expenditure
  • Monitor and control outgoings and operating costs

Lease and Tenant Management

  • Administer commercial leases and licenses, safeguarding clients' interests
  • Manage assignments, variations, and new leases, ensuring compliance
  • Conduct lease negotiations and meet all key date requirements
  • Coordinate with the leasing department to market vacant premises

Property Operations and Maintenance

  • Oversee commercial assets, ensuring efficient operations and maximizing returns
  • Implement scheduled works and manage emergency situations
  • Coordinate inspections and liaise with tenants, contractors, and owners

General

  • Maintain accurate records and correspondence for each property
  • Adhere to all legal and regulatory requirements and company policies
  • Perform additional duties as required by the company

About You:

  • Minimum 3 years' experience in commercial (or real estate) asset management
  • Strong understanding of commercial real estate, property management financials, and building operational systems
  • Excellent analytical and communication skills
  • Proficient in property management software (Cirrus 8) and Microsoft Office Suite
  • Adaptable and open to change

Qualifications:

  • Current Queensland Real Estate registration
  • Current Driver's License
