Role Purpose
Are you a tenancy management expert looking for a pivotal role?
Uniting NSW.ACT is seeking a dedicated Housing Manager to join our team.
Your role will involve managing a diverse portfolio of rental villages and overseeing the smooth operation of allocated villages.
Key Responsibilities
Manage tenant queries, concerns, complaints, and appeals, ensuring effective and timely resolution.
Represent Uniting at the NSW Civil and Administrative Tribunal (NCAT) as required.
Conduct regular property inspections of villages and individual dwellings.
Refer tenants to appropriate support services, including other Uniting programmes.
Monitor and manage tenancy budgets and financial targets, including rental income, arrears, vacancies, and recharges.
Maintain accurate tenant records using the CRM system or other designated platforms.
Ensure compliance with the Retirement Villages Act across allocated sites, liaising with internal stakeholders as necessary.
Work collaboratively with the Asset Management team to ensure timely maintenance and property compliance.
Develop and maintain productive relationships with external Real Estate Agents and oversee their performance.
Monitor and support tenants with higher or more complex needs.
Support vacancy management, refurbishment coordination, and the re-letting of properties.
Work with the Social and Affordable Housing Fund (SAHF) team to meet specific contractual obligations.
Conduct property viewings and sign-up new tenants when required.
Qualifications and Experience
Minimum 2 years' experience in housing or property management, ideally in Retirement Living or Social and Affordable Housing.
Proven ability to manage tenancies and provide outstanding customer service to residents.
Strong understanding of residential tenancy legislation, property compliance, and asset maintenance.
Skilled in managing budgets, arrears, and financial targets.
Excellent written and verbal communication skills with a high level of organisation and attention to detail.
Confident in navigating complex organisations and building strong working relationships.
Flexible and adaptable, with the ability to manage competing priorities and deadlines.
Proficiency in using CRM or similar tenant management systems.
Desirable
Demonstrated experience supporting Retirement Living services.
A commercial mindset and a proactive approach to continuous improvement.
